Perling Apartment in 30 seconds

Perling Apartment is a leasehold condominium in Taman Perling, Johor Bahru, Malaysia, developed by Not yet verified (the original developer of the wider Taman Perling township was Pelangi Berhad, started in 1981, covering 922 acres with close to 10,000 residential units; the specific developer of this apartment requires further verification) and completed and handed over (year not in public record). It comprises 2 blocks — Blok A and Blok B — 11 storeys and — units. Address: Jalan Undan 8, 81200 Taman Perling, Johor Bahru. The two-block structure, the leasehold title and the 1,206 sq ft built-up of the common layout are taken from two bank auction notices for units in this project (Blok A, reference JB24050392, auctioned 15 July 2024; Block B, reference JB25030345, auctioned 15 April 2025), both published on BidNow. The developer is still not on public record.

Layouts run 1,200 to 1,300 sq ft across 1 types. As at September 2026, resale listings range RM420,000 – RM695,000, with a mid-market level around RM557,500; transacted PSF sits at RM221–403 psf. Whole-unit rents are RM1,450 – RM4,550 a month, a gross yield of 5.0% – 7.0%. Maintenance: Not yet verified.

Transport position: About a 15-20 minute drive to RTS Bukit Chagar

Official median transacted price (historical reference): RM372,000 (262 psf), period 1 October 2025 – 28 September 2026, source brickz.my (Perling area, non-landed residential / apartment category, sourced from NAPIC). This has to be stated plainly: the RM372,000 / RM262 psf is brickz's median for the apartment category across the whole Perling area, not a figure for Perling Apartment alone; it includes older apartments in the same area such as Pangsapuri Ria and Pangsapuri Midas. The only project-level figure comes from iRumah: for the most common layout, a 3-bedroom of 1,206 sq ft, the recent median is RM320 psf. Neither number is a same-block, same-size, past-12-months transaction figure, so before buying you must have an agent obtain the actual transaction records from the land office. One further number must be read alongside these: unit 09-03 of 1,238 sq ft (Block B) in this project has been listed for 8 auctions since October 2023 without selling, with the reserve price falling from RM630,000 to RM459,300 by March 2026. The price at which a unit will actually sell is far below the asking price. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

Where these numbers come from

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM184–336 psf; this page uses RM221–403 psf. The official historical median is shown separately at the top of the page for trend.

PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.

Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

Official Floor Plans

Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.

📐
Why the plan comes before the viewing

Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.

Why This Project

What actually gives Perling Apartment its value

01
✔

A 1,200–1,300 sq ft three-bedroom at only RM184–336 psf, which is hard to match anywhere in Johor Bahru

The standard layout in this project is 3 bedrooms and 2 bathrooms with a built-up area of about 1,200–1,300 sq ft, and transacted sizes are mainly 1,206 and 1,238 sq ft. The price range listed on PropertyGuru is RM350,000–580,000, equivalent to RM184–336 psf, among the lowest anywhere around central Johor Bahru. For comparison in the same area: Perling Heights 3-bedroom at 1,109 sq ft has a recent median of RM360 psf, and 8scape 3-bedroom at 1,035 sq ft is RM490 psf. The same money here buys nearly 200 sq ft more usable space, rather than a higher floor or more swimming pools.

02
✔

SMK Seri Perling is on the same Jalan Undan 8, 0.14 km away in a straight line

Calculated from the coordinates of Jalan Undan 8 and SMK Seri Perling, the straight-line distance is about 0.14 km, which in practice is walking distance. SRJK(C) Pei Hwa is about 1.2 km according to DurianProperty's distance data, and SK Taman Perling 3 is about 1.81 km in a straight line. Families with primary and secondary school children avoid queuing in the morning drop-off traffic every day, which is an underrated daily cost in Johor Bahru.

A low-density established neighbourhood with Perling Mall 1.43 km away and a small daily radius

Straight-line distances: 1.43 km to Perling Mall, 2.40 km to Lotus's (formerly Tesco) in Bukit Indah, 3.19 km to AEON Bukit Indah and 3.60 km to Paradigm Mall JB. Taman Perling is a mature township first developed in 1981, with the wet market, clinics, workshops and coffee shops all within walking distance or a three-minute drive, so you do not need a 15-minute drive to buy a packet of salt. That is exactly what new-launch areas lack.

04
✔

A small 11-storey building, so no competing with a thousand households for lifts and car park bays

The project has only 11 storeys across two blocks, A and B (the auction notices show unit numbers in Blok A and Blok B). PropertyGuru currently carries only 6 listings for sale and 11 for rent. Against 8scape, a 0.97 km walk away (1,255 units, 129 for sale and 152 for rent), pressure on the common areas here is far lower. The trade-off is that facilities are also few: the public listing data shows only six common facilities, a badminton hall, a barbecue area, a lounge, a nursery, a sauna and 24-hour security, with no swimming pool or gym.

Who It Suits

Which kind of buyer are you?

Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.

1

Owner-occupier families who want floor area rather than facilities

Budget RM350,000–500,000, needing 3 bedrooms and 2 bathrooms above 1,200 sq ft

The core value here is the area-to-price ratio: a 1,206–1,238 sq ft three-bedroom at only 60–70% of the psf of comparable stock nearby. Downstairs is an established neighbourhood with a secondary school within walking distance and Perling Mall 1.43 km away. The premise is that you accept there is no swimming pool or gym, that the common facilities amount to a badminton hall, barbecue area, lounge, nursery and sauna, and that the building's age is unknown and its facilities may already be entering their overhaul cycle.

2

Cash buyers or bargain hunters at auction

Budget around RM450,000, able to pay in full cash or with a large deposit

There is a steady supply of stock from this project on the auction market: unit 09-03 in Block B has been through 8 consecutive auctions with the reserve falling from RM630,000 to RM459,300 and still no sale. For a cash buyer that is negotiating room; for a mortgage buyer it is a warning sign, because auction properties often carry arrears, sitting tenants and unknown condition. Before bidding, check the tenure term in the POS, whether it is a LACA sale, and whether the buyer has to bear outstanding maintenance fees and assessment rates.

3

Small investors letting on a long-term basis

Budget RM350,000–450,000, accepting a gross yield of around 6%

iRumah records the current rental yield for this project at about 6.38%, against 5.81% a year earlier (2023), with a historical high of 6.4% (2018) and a low of 4.88% (2022). PropertyGuru carries only 11 rental listings, so competition is not intense. But the unknown remaining leasehold term will affect your exit, so establish the tenure years before buying and then decide whether this is a buy-and-hold-forever strategy.

4

Not suitable for: Singapore-based workers buying this as a Second Link commuter property

Any commuting model premised on "8–10 minutes to Tuas"

The straight-line distance to the Malaysian checkpoint at the Second Link is about 15.16 km, while the Causeway is only about 9.38 km away. The "about 8–10 minutes' drive to the Second Link" in the basic data matches neither the coordinate calculation nor the developer's own figure quoted by EdgeProp (about 25 km from 8scape in the same area to the Second Link). If your daily schedule rests on that number, drive both runs yourself at weekday peak before deciding.

Risks & Trade-offs

What I will not hide from you

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

⚠The remaining leasehold term cannot be found in any public source, and you should not pay a deposit until this is settled

PropertyGuru, DurianProperty and the auctioneers' Proclamation of Sale all state that this project is leasehold, but no public source lists the commencement year of the lease or its expiry year. That number directly determines two things. First, the bank's loan tenure: Malaysian banks generally require a substantial remaining term on the title at the point the loan matures, and a short remaining term compresses the loan tenure and raises the monthly instalment. Second, your future buyer pool: once the remaining term falls below the banks' comfort range, your next buyer can only be a cash buyer and the price has to be discounted again.

✓ Before signing the S&P, instruct your lawyer to carry out a land search covering the lease commencement date, the expiry year and any encumbrances, then take that year to two banks and ask what loan tenure they will approve for that remaining term. If a bank cannot commit to a 90% loan tenure, the price has to be renegotiated.

⚠One unit has gone through 8 auctions in two and a half years without selling, with the reserve cut from RM630,000 to RM459,300

Unit 09-03 in Block B (about 1,238 sq ft) has been auctioned consecutively since 2 October 2023: RM630,000 (2023-10-02), RM567,000 (2024-01-23), RM510,300 (2024-05-06), RM459,270 (2024-07-22), RM630,000 (2025-02-25), RM567,000 (2025-07-01), RM510,300 (2025-12-08), and listed again on 3 March 2026 at RM459,300, making 8 auctions in total, with RHB as the chargee bank. The valuation is stated at RM630,000, but seven consecutive failed auctions are the market telling you nobody will pay that price. The practical impact for buyers is direct: this is the price you will face when you need a quick sale.

✓ Search "Pangsapuri Perling" on lelonglisting.my, AllProperty2u and ngchanmau.com, and note down every unit currently at auction and its reserve price. Then treat that reserve as your worst-case exit price and work back from it to your loan margin and deposit, rather than working from the asking price.

⚠The completion year cannot be found, three platforms give three different facility lists, and whether there is a lift cannot be confirmed from public data

The PropertyGuru project page shows the completion year as 0 and iRumah shows -NA-, so neither major platform has a completion year. The facilities are more confused still: the facility tags on the PropertyGuru listing page are a badminton hall, barbecue area, lounge, nursery, sauna and 24-hour security, six items, but the project description text on the same page mentions a jacuzzi, swimming pool, tennis court, gym and clubhouse, while DurianProperty's facility box adds a yoga area, tennis court and swimming pool. The three contradict each other, and some platforms are clearly applying a generic template. As for whether the 11-storey building has a lift, no public source states it explicitly.

✓ Do three things on viewing day. First, press the lift call button yourself and check the most recent inspection date and load capacity on the lift's certificate of fitness. Second, ask the management office for the CCC / CFO (certificate of completion and compliance) or the earliest copy of the strata title, which carries the year. Third, check the swimming pool and tennis court mentioned in that PropertyGuru description against what is actually on site. If they are not there, they are not there; do not buy a property on the basis of web copy.

⚠The maintenance fee and the management body (JMB / MC) are blank in public records, which is a high-risk signal for an older apartment

The monthly maintenance fee, the sinking fund balance, and whether a JMB or MC has been constituted at all cannot be found in any public source. The expensive part of an older apartment is not the day-to-day maintenance fee but lift overhauls, pump replacement, roof waterproofing and façade renovation, each of which routinely runs to several hundred thousand ringgit. If the fund is short, the cost is apportioned to owners as a special levy, and several thousand ringgit per unit is normal; non-payment can result in loss of facility access or legal action. If no management body has been constituted for an extended period, it means nobody is keeping the accounts and nobody is holding the money.

✓ Ask the management office for the audited financial statements for the past two years, the minutes of the most recent annual general meeting (AGM), and the statement of account showing any maintenance fee arrears on the seller's unit. The most expensive lesson in buying an older apartment is inheriting the previous owner's arrears; obtain a zero-arrears certificate from the management office before completion.

⚠The tenure type contradicts itself across platforms, and iRumah's "Freehold" is clearly wrong data

The iRumah page for Perling Apartment records the tenure as freehold, but the PropertyGuru project page, the DurianProperty project page and the data LelongListing extracts from the auction Proclamation of Sale all consistently state leasehold. The POS is the formal court auction document and carries the highest credibility, so this project should be treated as leasehold. The practical impact is this: if you decided the price was justified because iRumah told you it was freehold, your valuation premise was wrong from the outset.

✓ Do not rely on the tenure field on any portal. Instruct your lawyer to obtain a land search report showing the title type (Geran / HSD / Pajakan) and the expiry date, and at the same time confirm whether the strata title has been issued. If it has not, the transfer has to go through the developer's consent, which lengthens both the timeline and the cost.

⚠The Second Link is actually about 15.2 km away in a straight line, not the "8–10 minute drive" the data claims

Calculated from the coordinates of Jalan Undan 8 and Kompleks Sultan Abu Bakar (the Malaysian checkpoint at the Second Link), the straight-line distance is about 15.16 km, and the road distance is longer. When EdgeProp reported on 8scape in the same area in 2017, it quoted the developer as saying the Second Link was about 25 km away. The straight-line distance to the Causeway (Bangunan Sultan Iskandar) is about 9.38 km, and to Bukit Chagar RTS station about 8.86 km. In other words, this location is closer to the Causeway than to the Second Link. If you are buying on the basis of commuting via the Second Link, the real peak-hour journey time is something you have to drive yourself to establish.

✓ Before buying, pick a weekday between 6:00 and 7:30am and between 5:30 and 7:00pm, drive from the project entrance to the Tuas checkpoint and to Bangunan Sultan Iskandar on separate runs, and record the real journey times. Congestion at the Johor Bahru checkpoints is structural, and Google Maps averages are of limited use.

For Foreign Buyers

What does buying here actually cost in 2026?

From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

Minimum price threshold for foreigners

Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. Perling Apartment is Leasehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. How much does Perling Apartment cost on the resale market?

As at September 2026, Perling Apartment resale listings run RM420,000 to RM695,000, with a mid-market level around RM557,500 and transacted PSF of RM221–403. By layout: Standard layout (1200-1300 sf) RM420,000–RM695,000. Within one layout the spread comes from floor, facing and condition — WhatsApp me for the live list.

What are rents and yields at Perling Apartment?

Whole-unit rents run RM1,450 – RM4,550 a month. That is a gross yield of about 5.0% – 7.0% — gross, so after maintenance, assessment, quit rent, insurance and vacancy, net yield is typically 0.8–1.2 points lower.

Is Perling Apartment freehold, and can foreigners buy?

Perling Apartment is Leasehold. Foreigners may buy subject to Johor’s minimum purchase price for foreign buyers. Residential title and commercial title (serviced apartment / SOHO) fall under different rules — have your lawyer confirm which applies before booking. From 2026 foreign-buyer stamp duty is 8%, plus Johor’s 3% consent levy (minimum RM30,000).

When was Perling Apartment completed and who built it?

Perling Apartment is completed and handed over (year not in public record) and is occupied resale stock: 2 blocks (Blok A and Blok B), 11 storeys, — units. The two blocks, the leasehold title and the 1,206 sq ft built-up of the common layout come from two bank auction notices for units in this project — Blok A, ref JB24050392, auctioned 15 July 2024 and Block B, ref JB25030345, auctioned 15 April 2025, both published on BidNow. The same notices show the project is registered under both names, Perling Apartment and Pangsapuri Perling. Do not confuse it with Perling Heights Apartments, which is a separate freehold project with its own page on this site. Developer: Not yet verified (the original developer of the wider Taman Perling township was Pelangi Berhad, started in 1981, covering 922 acres with close to 10,000 residential units; the specific developer of this apartment requires further verification). Pelangi Berhad was the main early developer of the Taman Perling area; further detail on the company’s current status (whether it still operates or has been acquired) is not yet verified.

At only RM184–336 psf, is this a bargain?

It is cheap for reasons, and the reasons can be listed one by one. First, it is leasehold and the remaining term cannot be found publicly, which compresses the loan tenure and the pool of onward buyers. Second, the completion year is blank on both major portals, so the building's age is unknown. Third, there are only six common facilities, with no swimming pool or gym. Fourth, one unit has been through 8 auctions in two and a half years with the reserve falling from RM630,000 to RM459,300 without selling, which shows limited market acceptance at that price level. If you have checked all four points and can still accept them, the psf is a reasonable discount; if you pay a deposit on the psf alone, you will end up paying for that discount yourself.

People online say this 11-storey block has no lift. Is that true?

No reliable source confirms or denies it. The project pages on PropertyGuru, DurianProperty and iRumah all omit lifts, and the auction notices give only the floor and floor area. Auction units have included unit numbers such as 09-03 and 09-08 on the ninth floor, but a unit number is not proof of a lift. This cannot be settled from a web page: on viewing day, go into the lobby, press the lift call button yourself, and ask to see the lift's most recent certificate of fitness. If there genuinely is no lift, rents and resale prices for higher-floor units have to be discounted again and that must be reflected in your negotiation.

Why does iRumah say freehold and PropertyGuru say leasehold? Which should I believe?

Believe leasehold. The PropertyGuru project page, the DurianProperty project page and the data LelongListing extracts from the court auction notice (Proclamation of Sale) all consistently state leasehold, and the POS is a formal legal document; iRumah's freehold entry stands alone and should be treated as a data error. But the final answer is on no website: instruct your lawyer to carry out a land search covering the title type, the lease commencement and expiry years, and any charges or encumbrances. That report is the basis for your negotiation and for your bank loan application.
