Kilang teres: terrace factories in Johor Bahru
The cheapest way into a Johor industrial address, and the one where the constraints bite hardest. This page is what a terrace factory gives you, what it costs by belt, and the three limits that send people back to a semi-detached within two years.
What is a kilang teres, and what does one cost?
Kilang teres is the Malay term for a terrace factory — a row of factory units sharing side walls on both sides, each on its own title, with a single shutter and a short apron at the front. It is the entry level of Johor industrial stock, below kilang berkembar (semi-detached) and kilang sesebuah (detached).
Terrace units normally sit at or near the bottom of each belt band. Across the eight Johor Bahru belts those bands run RM1.00 – 2.80 per square foot per month as at September 2026, and terrace stock typically prices between RM1.00 and RM2.20 psf depending on the belt and the age of the building. These are asking bands from public listings, not transacted prices.
In monthly money, a 3,000 sq ft terrace factory in Johor Bahru rents for roughly RM3,000 to RM6,600 a month, and a 5,000 sq ft unit for about RM5,000 to RM11,000 a month — before service charge, deposits and the 8% service tax on rent where it applies.
Where the supply is
Terrace factories concentrate in the older central belts — Tampoi, Skudai and Larkin and Tebrau and Desa Cemerlang. Kilang teres is a stronger search term in Tampoi than anywhere else in Johor Bahru, because most of the stock there is terrace. The portals run dedicated filter pages for it.

The three limits that decide it
1. One shutter at the front. Every delivery and every despatch uses the same opening, and your neighbour is parked in front of it. 2. Power ceiling. A terrace row shares a substation; you cannot simply buy 400 amps because the row will not carry it. 3. Light-industry title. Most terrace estates are zoned light industry, which rules out processes with effluent, fume or noise. Check the title, not the brochure.

Who a terrace factory suits
It suits you if
You are a workshop, a trading company with stock, a light assembly line, a service or repair business, or a startup that needs a legitimate industrial address without a five-figure monthly rent. Under 40 staff. One van or one lorry at a time. Process power under 100 amps.
Look elsewhere if
You need to take containers, run two shifts through one door, or grow past 5,000 sq ft within the lease — a kilang berkembar gives you a side wall and a real yard for a modest step up. For racking and dock levellers, go to a gudang.
Tell me what you make
Give me the process, the headcount and the power you draw, and I will tell you whether a terrace unit will actually hold your operation — or whether you will be moving again in eighteen months.
