Kilang berkembar: semi-detached factories in Johor Bahru

The most rented industrial building type in Johor, and the one most often quoted wrongly. This page is what a semi-detached factory actually is, what it costs in each of the eight Johor Bahru belts, and the four things that decide whether the one you are looking at will work.

Quick answer

What is a kilang berkembar, and what does one cost?

Kilang berkembar is the Malay term for a semi-detached factory — two factory units sharing one party wall, each with its own land title, own gate and own yard. It sits between a terrace factory (kilang teres, cheapest, shared walls on both sides) and a detached factory (kilang sesebuah, most expensive, standalone on its own lot).

Across the eight Johor Bahru industrial belts, publicly advertised asking rents run RM1.00 – 2.80 per square foot per month as at September 2026. Semi-detached stock normally sits in the middle of each belt band: cheaper than a new detached factory in the same estate, dearer than a terrace unit next door. These are asking bands from public listings, not transacted prices.

In monthly money, a 7,000 sq ft semi-detached factory in Johor Bahru rents for roughly RM8,400 to RM18,200 a month, and a 12,000 sq ft unit for about RM14,400 to RM31,200 a month — before service charge, deposits and the 8% service tax on rent where it applies.

Why this type dominates

A semi-detached factory gives you one side wall of your own — which is what you need for a side loading bay, a power intake on your own wall, and a yard you do not share. That is the cheapest point at which a manufacturer stops being constrained by the neighbours. Below it, a terrace unit means shared access and one shutter at the front. Above it, a detached factory doubles the land you are paying for.

Specification

What you actually get

These are the ranges the Johor market works to. They are trade convention rather than a published standard, so treat them as the starting point for your own measurement, not a guarantee.

The four things that decide it

1. Power. The incoming supply on the wall, in amps, in writing from TNB — not what the agent says. 2. Clear height. Measure to the underside of the truss, not the roof ridge. 3. Industry class on the title. Light-industry title will not carry a medium-industry process, and the council will find out. 4. Loading geometry. Whether a 40-foot container can actually swing into your shutter, which is a question about the road and the neighbour, not about your lot.

Fit

Who a kilang berkembar suits, and who it does not

It suits you if

You run light or medium manufacturing with 20 to 120 staff. You need one loading point, not a dock bank. Your process draws under 200 amps, or you are willing to run a TNB upgrade. You want your own yard for staff parking and a container to stand in. You are renting rather than building, and you want to be in production in weeks rather than a year.

Look elsewhere if

You need multiple docks and a 12-metre clear height for racking — that is a gudang, a purpose-built warehouse. You need heavy-industry title, effluent treatment or tank farms — that is Pasir Gudang or Tanjung Langsat detached stock. Or your footprint is under 3,000 sq ft and the budget is thin, in which case a kilang teres in Tampoi or Tebrau does the same job for less.
