Kilang sesebuah: detached factories in Johor Bahru
The top of the Johor industrial market — a standalone building on its own lot, with the height, power and loading that a real production line needs. This page is what the specification range actually is, what it costs by belt, and why the rent is the smaller half of the decision.
What is a kilang sesebuah, and what does one cost?
Kilang sesebuah is the Malay term for a detached factory — a standalone building on its own lot, no shared walls, with its own gate, yard, power intake and usually its own substation. It is the top of the ladder above kilang berkembar (semi-detached) and kilang teres (terrace).
New detached stock normally prices at or near the top of each belt band. Across the eight Johor Bahru belts those bands run RM1.00 – 2.80 per square foot per month as at September 2026, and modern detached factories typically sit between RM1.80 and RM2.80 psf. Older detached buildings in the outer belts go considerably lower. These are asking bands from public listings, not transacted prices.
In monthly money, a 20,000 sq ft detached factory in Johor Bahru rents for roughly RM36,000 to RM56,000 a month, and a 40,000 sq ft plant for about RM72,000 to RM112,000 a month — before service charge, deposits and the 8% service tax on rent where it applies.
Why the rent is the smaller half
On a detached building the numbers that move your P&L are power capacity, clear height and loading provision — not the psf. A unit at RM2.60 with a 1 MVA intake and two dock levellers can be cheaper to run than one at RM2.00 that needs a TNB upgrade and a dock retrofit. Price the specification, then price the rent.
What you actually get
Building
Services and title
Before you commit
Get written TNB confirmation of the incoming capacity and whether the substation is yours or shared. Get the industry class off the land title, not the agent. Check whether effluent connection exists or has to be built. And measure the turning circle for a 40-foot container with your own tape — plans lie about what the neighbour has built.

Who a detached factory suits
It suits you if
You run a full production line, a regional distribution operation, or a process that needs medium or heavy industry title. You draw more than 200 amps. You take containers rather than lorries. You have a five to ten year horizon and the build-out budget to match.
Look elsewhere if
Your footprint is under 15,000 sq ft, or the operation is still proving itself — a kilang berkembar gives you a private side wall and yard at a fraction of the commitment. For storage and throughput without production, a gudang is the right building.
Tell me what you make
Give me the process, the connected load, the container movements and the industry class you need. Much of the detached market never reaches a portal, so the useful conversation starts with your specification, not with a listing.
