Gudang: warehouses for rent in Johor Bahru
A warehouse is not a factory with empty floor. Dock height, clear height and floor loading decide whether your racking and your trucks work — and those three things are set when the building goes up, not when you sign. This page is what to look for, and what it costs by belt.
What is a gudang, and what does one cost?
Gudang is the Malay word for warehouse. In Johor listings it covers everything from a converted terrace factory used for storage to a purpose-built distribution centre with a dock bank. The portals file warehouses and factories together under one category, which is why you have to read the specification rather than the label.
Across the eight Johor Bahru belts, asking bands run RM1.00 – 2.80 per square foot per month as at September 2026. Purpose-built warehouse stock typically sits between RM1.20 and RM2.60 psf, with the logistics-led belts — Kempas, Senai and the port corridors — carrying the deepest supply. These are asking bands from public listings, not transacted prices.
In monthly money, a 10,000 sq ft warehouse in Johor Bahru rents for roughly RM12,000 to RM26,000 a month, and a 30,000 sq ft distribution unit for about RM36,000 to RM78,000 a month — before service charge, deposits and the 8% service tax on rent where it applies.
The label is not the building
Half the stock advertised as gudang in Johor is a factory shell with the machines taken out: 6-metre eaves, a ground-level shutter and a slab poured for light manufacturing. It will store pallets. It will not take a reach truck to the third beam level, and a 40-foot trailer will not dock against it. Ask for the three numbers below before you view.
The three numbers that decide it
Clear height
Measured to the underside of the truss, not the ridge. Under 6 m you are limited to two beam levels. Modern distribution stock runs 9 – 12 m, which carries four to five levels and changes your cost per pallet position, not just per square foot.
Dock provision
A dock leveller at 1.2 m lets a trailer back in and unload at floor height. A ground-level shutter means every pallet comes off by forklift from the yard, in the rain. Count the docks, and check the apron depth — you need roughly 30 m for a 40-foot trailer to square up.
Floor loading
Quoted in tonnes per square metre. Light manufacturing slabs are often 2 – 3 t/m²; racking with heavy SKUs can need 5 t/m² or more under the leg. Ask for the structural drawing. A slab that cracks under your racking is not a negotiation you win later.
Also worth confirming
Sprinkler provision and whether it matches your commodity class. Bomba certification and its expiry. Column grid — wide columns waste racking runs. Power for chillers or charging bays if you run electric forklifts. And whether the land title allows warehousing and distribution, which is not the same permission as light manufacturing.
