This is one of the few completed landed options in Johor where a foreign purchase is possible on price. It is also leasehold, which matters more here than it does for a condo.

Leasehold landed, with a foreign-buyer case
Sunway’s two sites show the semi-Ds at RM2.5 million (with an asterisk) and RM2.4 million. Either figure clears the Johor landed floor. An older, undated StarProperty listing showed RM1,409,000, which is almost certainly for a link home or an earlier release — do not mix them.
The land is leasehold to 2141. For a landed house, the land is most of the value, so tenure weighs more than it does on a flat. With more than a century left it will not trouble a lender today; it will matter to the buyer after you.

The National Housing Department register lists Emerald Residence as one scheme of 222 landed homes, with its certificate of completion on 29 November 2018, and a price band for every house type.

The original semi-D band was RM3.8 million to RM5.9 million. Sunway now lists the remaining semi-Ds at RM2.4 to RM2.5 million. Weigh that against the original band and recent transactions before you decide.
