Four are reasons a Bukit Mertajam family would put it on the list. Two are things to settle before you commit. All six come from WHH Land’s own project page or the government register.
Only 80 houses on 7.8 acres
WHH Land built just 80 semi-detached houses on 7.8 acres — about ten to the acre, with the clubhouse inside that count. In a district where most new supply is high-rise, a small landed community behind one guardhouse is the scarce product.
Close to 4,000 sq ft over three storeys
The developer publishes built-up areas of 3,899 to 4,039 sq ft, and the register’s 362 sq m agrees with the lower figure. That is room for three generations under one roof, which is how many Bukit Mertajam families actually live.
A private clubhouse, not just a guardhouse
Sentrino is gated and guarded, and it has its own clubhouse with a swimming pool, a community hall and an indoor gym, a short stroll from every house according to the developer. That is unusual for a landed scheme of this size.
Finished and certified — you see what you buy
The register shows the scheme 100% built with a certificate of completion and compliance dated 29 May 2017. You can walk through the actual house, check the workmanship and meet the neighbours before a ringgit changes hands.
Strata landed means monthly charges
The register records the Schedule H agreement, the strata form. So each house comes with a strata title and a share of the upkeep of the guardhouse, roads and clubhouse. The developer does not publish the monthly amount; I will get the current statement from the management for the house you like.
Room counts and land sizes are not in writing
WHH Land’s page gives three type names and a built-up range, but no bedroom count and no land area per house in text, and the register leaves the bedroom and bathroom fields blank. The drawings are below; for land size, facing and the condition of a particular house, the title and a site visit are the only reliable sources.

You will not find the name Sentrino on the register. The scheme is filed under the name of its licence holder, Cosmo Temasya Sdn. Bhd. (13337), whose registered address is Lot 1361, Mukim 15, Jalan Rozhan, Alma. It is that company’s only project on the national register, and its coordinates match the map point on WHH Land’s Sentrino page.

80 houses on the register, 80 on the developer’s page — but only 31 itemised
The register files one component: 80 three-storey semi-detached houses of 362 sq m each, with the bedroom and bathroom fields left blank. That total matches WHH Land’s own count of 30 Essensa, 30 Regalo and 20 Allura. The register’s unit-by-unit list, however, itemises only 31 plots on parent lot PT 3843, all recorded as sold; the other 49 are not listed, so the register cannot tell you which houses are held by whom.
What the permit band tells you — and what it means for foreign buyers
The last advertising permit records a band from RM1,188,000 to RM1,420,560. That is the band on the advertising permit, not the price of any unit, and it dates from 2017. Seberang Perai’s floor for a non-citizen buying landed or landed-strata property is RM1,000,000, so the whole band sits above it. For a resale today, eligibility turns on the price in your own agreement, and state consent is needed either way.
Schedule H, 36 months, delivered inside the period
The agreement is Schedule H (strata), with the standard 36-month delivery period and no extension on record. The first agreement is dated 21 November 2014, which made delivery due by 21 November 2017; the completion certificate is dated 29 May 2017, about six months ahead of that deadline.
Completed — and the permit has lapsed
The register’s status is ‘siap dengan CCC’: completed, 100% built. The advertising permit expired on 13 January 2018 and no newer one is listed. If anyone tells you a house here is being sold directly by the developer, ask me to confirm the current permit position before you pay anything.

WHH Land describes itself as a developer of high-end projects across the northern region, with Bukit Mertajam, Bukit Minyak and Teluk Kumbar among the places it has built in. Its completed list includes the Alma Jaya and Villa Impian bungalows in Alma, Goodfields Residence in Bukit Minyak, the BM Permai phases, Juru Villa, Jasmina in Valdor and the Hompton hotel on the Tanjong Tokong seafront.
Sentrino was built through Cosmo Temasya Sdn. Bhd., a single-project company on the register. Its registered address, Lot 1361, Mukim 15, Jalan Rozhan, is the same address the register gives for Grandpalms Development Sdn. Bhd., the licence holder of Montview Residences and The Navens 1.8 km to the east.
On delivery the record is clean: first agreement in November 2014, certificate in May 2017, no extension of time. WHH Land’s page says ‘a promise is always a promise’, and on this scheme the dates on the register bear that out.
One honest caveat: WHH Land’s website still lists Sentrino among its on-going projects with an expected completion of December 2016, years after the certificate was issued. The page has plainly not been updated, so do not rely on it for what is available today. Availability, asking terms and the state of each house have to be checked afresh, and that is the part I do for you.

Can foreigners buy at Sentrino?
In principle, yes. A non-citizen may buy landed or landed-strata property in Seberang Perai from RM1,000,000, and Sentrino’s permit band sat wholly above that. On a resale, what counts is the price in your own sale and purchase agreement.
You will still need state consent, pay the 3% state levy on approval and the flat 8% stamp duty for non-citizens, and you may not resell within three years. Tell me your nationality and whether you are buying in a personal or company name and I will map out the steps.
When was Sentrino completed?
The certificate of completion and compliance is dated 29 May 2017, according to the register. The first sale and purchase agreement was dated 21 November 2014, so the scheme was delivered inside its 36-month contractual period.
The houses are now around nine years old. That is old enough for owners to have renovated, so two houses of the same type can differ a great deal inside.
Which type should I choose — Essensa, Regalo or Allura?
Start with the drawings on this page and compare how each type arranges the ground floor, the staircase and the top storey. Allura is the scarcest, with only 20 houses, so it comes onto the resale market least often.
With a resale, position matters as much as type: distance to the clubhouse and guardhouse, which way the house faces, and what the previous owner has altered. Tell me your priorities and I will shortlist the houses actually available.
What is the price and the maintenance fee?
The only public price information is the government permit band: RM1,188,000 to RM1,420,560 — the band on the advertising permit, not the price of any unit, and it dates from 2017. I will not repeat figures from property portals.
Monthly maintenance and sinking fund charges are set by the estate’s management and are not published by the developer. Message me and I will send the houses currently for sale, the asking terms and the latest charges in writing.
How does Sentrino compare with Embun Hills?
They are 2.7 km apart in a straight line and at opposite stages. Sentrino is a finished estate of 80 three-storey semi-detached houses of 3,899 to 4,039 sq ft. Embun Hills is Paramount’s new 69.2-acre township on Jalan Kulim, whose first phase of 201 two-storey homes of 2,230 to 2,518 sq ft is still being built.
Choose Sentrino if you want more floor area, a small community and a house you can inspect and move into. Choose Embun Hills if you prefer a brand-new home in a larger township and can wait for it.
Is Alma practical for daily life or for renting out?
For daily life: AEON Mall Bukit Mertajam is 1.3 km away in a straight line, Lotus’s 1.9 km, SJK(C) Kay Sin 2.5 km, SMK Alma 2.8 km, Hospital Bukit Mertajam 3.9 km and Jit Sin Independent High School 4.3 km. Alma is the retail side of Bukit Mertajam, so errands are short.
For renting: a house of nearly 4,000 sq ft is an owner-occupier’s home first. Tenants at this size tend to be senior staff of the factories in Bukit Minyak, Juru and Batu Kawan, and there are few of them. I do not quote rental figures; ask me what comparable houses are actually letting for before you count on rent.
