FIRST-TIME BUYER · LOCATION

How to Choose a Good Location

You can change a house, but never its location. Here is how to judge a spot like a seasoned buyer.

⚡ Quick answer: A good location scores well on connectivity, amenities, employment, future development and liveability — and avoids red flags like flooding and poor access. You can renovate a home endlessly, but you can never move it, so location is the one factor that protects both your lifestyle and your resale value.

Agents say "location, location, location" for a reason: it is the single biggest driver of long-term value and daily quality of life. Here is how to assess it properly.

What makes a location good

  • Connectivity — highways, public transport (MRT/LRT, the RTS Link for JB), and commute times to work.
  • Amenities — schools, clinics, malls, markets, F&B, and daily conveniences nearby.
  • Employment & economy — job centres, industrial or commercial hubs, and in Johor, the JS-SEZ draw.
  • Future development — planned infrastructure, new transport lines and catalytic projects that lift an area.
  • Liveability — greenery, safety, noise, and the general feel of the neighbourhood.
  • Tenant & buyer demand — who wants to live here, which protects your rental and resale.

Red flags to watch

  • Flood-prone — check history, especially in low-lying parts of Johor and the Klang Valley.
  • Poor access — a single congested road in and out, or a long detour to the highway.
  • Oversupply — too many similar units nearby can cap rents and resale.
  • Declining surroundings — ageing, poorly maintained neighbouring developments.
A simple habit: visit at different times — a weekday rush hour, a weekend, and after dark. A location can feel completely different across these, and that tells you how you will actually live there.
Buy the worst house in a good area, not the best house in a poor one. You can improve a home; you cannot improve its postcode. Location protects value when the market softens.

Frequently asked questions

What makes a good property location in Malaysia?

Strong connectivity, nearby amenities, access to jobs, planned future development, good liveability and steady tenant and buyer demand. Avoid flood-prone and poorly accessed areas.

Is location more important than the house itself?

Yes for long-term value. You can renovate or rebuild a home, but you cannot move it, so a good location protects both lifestyle and resale.

How do I check if an area has future growth potential?

Look at planned infrastructure such as new transport lines, highways and catalytic projects, and economic drivers like the Johor-Singapore Special Economic Zone. Ask a local agent who tracks these.
