Buying your first home is exciting, and excitement is exactly when mistakes happen. Here are the eight I see most, and the simple fix for each.
The 8 mistakes
- 1. Skipping loan pre-assessment — falling for a unit you cannot finance, then losing the deposit. Fix: get pre-assessed first.
- 2. Budgeting only the down payment — forgetting legal fees, stamp duty and moving-in costs. Fix: plan 12%–18% of price in cash.
- 3. Buying on emotion — a beautiful showroom clouds judgement. Fix: compare on psf, location and numbers.
- 4. Ignoring location & resale — a cheap unit in a poor location is expensive later. Fix: think about who buys it next.
- 5. Not checking the developer — for off-plan, a weak developer means delays. Fix: vet their track record.
- 6. Not checking the title — land status, lease, Bumi or caveats. Fix: verify before paying a deposit.
- 7. Over-stretching the budget — maxing your DSR leaves no room for rate rises or emergencies. Fix: keep a buffer.
- 8. Skipping inspection — hidden defects or flood-prone areas. Fix: inspect, and visit at different times.
