Six things about Aralia Park worth knowing early
Four reasons it deserves a look, two things to settle before you commit. Each one traces back to the developer’s brochure and floor plans or to the government register.
Freehold, in a township that already works
The brochure cover and the permit disclosure both state freehold. Pearl City is not a promise on a masterplan: the mall, the international school, schools and shop rows are already trading around the site.
An international school over the fence
Sri KDU International School is 70 m away straight-line, on the western boundary. Pearl City Mall is 130 m. SJK(C) Boon Beng is 620 m and SMK Bandar Tasek Mutiara 870 m.
Family sizes, not shoebox units
Two in three homes are Type B three-bedrooms of 979–1,022 sq ft. The smallest unit is 775 sq ft with two bathrooms; the Type C corners reach 1,194 sq ft with a study area and a 10 sqm balcony.
A 53.6 m pool between the towers
The Level 6 podium carries 21 facilities, led by a lap pool of about 9.9 m by 53.6 m, with a 112 sqm gym, a multipurpose hall and a games room at the north end.
Serviced apartment, so check the bills
It is registered as a serviced apartment (pangsapuri servis). Ask your solicitor whether quit rent, assessment and utilities are billed at commercial rates, as is common for this title type, before you work out running costs.
Mostly a local buyers’ project
The advertising permit band is RM430,000 to RM567,000. In Seberang Perai, Penang’s floor for foreign individuals buying strata is RM500,000, so only units priced in the upper slice of the band can go to a foreigner, and Bumiputera-quota units never can.

The eastern of the two towers. Each residential floor from Level 6 to Level 20 has 12 units: eight Type B three-bedrooms, two Type A two-bedrooms and two Type C corner units at the south end. The left-hand column of units (B01, B02, B03, A03A, A05, B06) faces inward across the Level 6 pool court toward Tower B.

The western tower, on the side of the boundary shared with Sri KDU International School. Same 12-unit plate from Level 7 up; Level 6 has 11 units because one space is taken by the gym. Its right-hand column (B12, B11, B10, A09, A08, B07) looks across the pool court toward Tower A.

The licence is held by Palmington Sdn Bhd (11882), which the brochure names as a subsidiary of Tambun Indah Land Berhad. The register files the project under its Malay name, Pangsapuri Servis Aralia, as a single 21-storey serviced-apartment component.

180 + 179 = 359 — and the numbering skips the 4s
The register lists 180 units in Tower A and 179 in Tower B, matching the developer’s 359. Twelve units a floor across 15 residential floors, with one fewer on Tower B’s Level 6 where the gym sits. Floors run 13, 13A, 15 and units 03, 03A, 05: there is no floor 14 and no unit 04.
What the permit price band tells you — and what it doesn’t
The advertising permit records a band of RM430,000 to RM567,000. That is the range the developer is permitted to advertise within, not the price of any unit on any day. It also frames the foreign-buyer question: on the mainland the minimum for foreign individuals buying strata is RM500,000, which sits inside this band — only a unit whose SPA price is RM500,000 or more, and which is not a Bumiputera-quota unit, can qualify.
The delivery clock is 48 months from your SPA
The sale and purchase agreement is Schedule H (strata). The register records the standard 36-month delivery period and an approved 12-month extension, making 48 months: for the first SPA, signed 20 January 2025, vacant possession falls due by 20 January 2029. The developer’s own target is earlier — a certificate of completion at the end of 2027.
54.47% built and ‘lancar’
The latest 7(f) progress return shows the building 54.47% complete and on track, about 18 months after the permit was issued. At this stage you can see the structure going up, and your remaining risk is mostly about finishing and handover rather than whether it gets built.
About Tambun Indah Land

Aralia Park is developed by Palmington Sdn Bhd, a subsidiary of Tambun Indah Land Berhad. The developer’s material describes Tambun Indah as a Penang developer established in 1993, known for early gated-and-guarded communities on the mainland.
Pearl City is its home ground. The Pearl City website describes a township of about 1,140 acres of freehold land in Simpang Ampat, with Pearl City Mall (Phase 1 opened April 2016) and Sri KDU International School (opened September 2015, built for up to 1,500 students) already operating.
Other Tambun Indah names on the brochure: Taman Tambun Indah, Scotland Villas, Palm Villas, Juru Heights, Straits Garden, Bukit Residence and Juru Industrial Park. On its corporate site the company lists Aralia Park alongside Lavender Park, Pearl Impiana, Botanic Villa, Ambay Garden and Ambay Park.
The building is designed for a provisional GreenRE Silver rating — the first in Pearl City, according to the developer — with tinted glazing, water-efficient fittings, low-VOC paint and system formwork. Provisional means the rating is on the design; the final award comes after completion.
Frequently asked questions
How many units does Aralia Park have?
359 serviced apartments over two towers: 180 in Tower A and 179 in Tower B, according to the government register, which matches the developer’s figure.
Below them are 10 two-storey commercial shop lots facing the street. The developer’s material says these are to be leased out rather than sold individually.
Is Aralia Park freehold or leasehold?
Freehold. The brochure cover says so and the statutory disclosure on the brochure’s back page lists the land as ‘Hakmilik Kekal’ (freehold) with no encumbrance.
Your solicitor will confirm the title category — worth asking at the same time whether the land is designated commercial, since that affects utility and assessment rates.
What are the layouts and sizes at Aralia Park?
Six. On Levels 7–20: Type A, 807 sq ft, two bedrooms; Type B, 1,022 sq ft, three bedrooms; Type C, 1,194 sq ft, three bedrooms plus a study area. All have two bathrooms and a balcony.
On Level 6 the same stacks become A1 (775 sq ft), B1 (979 sq ft) and C1 (1,087 sq ft), each with a terrace instead of a balcony, sitting at the same level as the pool deck.
Can a foreigner or Singaporean buy a unit at Aralia Park?
Only some units. Simpang Ampat is in Seberang Perai, where Penang’s minimum for foreign individuals buying strata is RM500,000 (RM1,000,000 for a company). The permit band is RM430,000 to RM567,000, so just the upper slice can qualify, and Bumiputera-quota units are excluded — send me a unit number to check.

When will Aralia Park be completed?
The developer is targeting its certificate of completion at the end of 2027, with handover of keys in the second half of 2028. The register showed the building 54.47% complete in September 2026.
Your legal protection is the SPA date: under Schedule H with the approved 12-month extension, the developer has 48 months from each SPA to deliver vacant possession.
Which tower and unit type should I choose?
Start with the size you need. Type B is the default family home and makes up about two-thirds of the building. Type C at the south end of each tower adds a study area and the largest balcony, about 10.35 sqm. Type A suits a couple or a first home.
Then pick the outlook. Inner-column units face the pool court between the towers; outer ones face the neighbourhood. Level 6 units get terraces on the facility deck — convenient, but less private. Tell me your priorities and I’ll suggest specific unit numbers.
What is the price, and what are the monthly charges?
I don’t reproduce figures from listing sites; they are often out of date and none of them is the price you’ll be offered.

How does Aralia Park compare with Anggun Residences in Batu Kawan?
Anggun Residences is 7.2 km away straight-line, in Batu Kawan. According to the register it is one 35-storey block of 496 three- and four-bedroom units that received its CCC in August 2024 — so it is ready now.
Aralia Park is smaller, still under construction and on a lower permit band (RM430,000–RM567,000 against Anggun’s RM653,900–RM1,270,100), and it sits inside a finished township with a school and a mall on its doorstep.
Who would rent a unit at Aralia Park?
The natural tenants are families and staff linked to Sri KDU International School next door, and engineers and managers at the Bukit Minyak Industrial Area (5.2 km) and Penang Science Park (6.1 km).
The developer hasn’t published rental figures and I won’t guess them. Ask me for recent transacted rents at Palm Garden and other Pearl City blocks; those are the fairest comparison.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
