Six things about Iconic Harmony worth knowing before you enquire
Four are reasons a Bukit Mertajam family would shortlist it. Two are things to settle before you sign. Each one comes from the developer’s own material, the government register or a named newspaper.
Freehold, and a full 900 sq ft
The developer’s website describes Iconic Harmony as a freehold residence, and its advertisement filed with the government register says the same (‘Jenis Pegangan Tanah: Bebas’). That advertisement also gives every one of the 751 homes the same 900 sq ft with three bedrooms and two bathrooms. For an affordable-category apartment, that is a family-sized floor area on a title with no lease running down.
Alma’s shops are a short walk away
The site sits at the corner of Jalan Rozhan and Jalan Alma. In a straight line AEON Mall Bukit Mertajam is 805 m away and Lotus’s Bukit Mertajam 1.4 km. Groceries, banks and food courts are already there; you are not waiting for a township to grow around you.
32 facilities on one podium level
The developer’s Level 8 plan lists 32 items: an infinity pool, children’s pool and wet play area, jacuzzi, gym room, yoga room, half basketball court, jogging track, multipurpose hall, reading room and gardens. That is a longer list than most schemes in this category publish.
It is on the register and the tower is rising
Iconic Harmony is licensed project 30327-1. The latest return shows the block 43.91% built and ‘lancar’ (on track), with 455 of the 751 homes recorded as sold when I read it. You can check the same record yourself in two minutes.
Malaysians only — and eligibility rules apply
The advertisement files the scheme as ‘Pangsapuri Mampu Milik’ (affordable apartments) and the permit records one figure, RM225,000, for all 751 homes. Affordable homes in Penang are closed to foreigners and come with state eligibility and resale conditions. Ask me to check whether you qualify before you plan around it.
The advertised date and the contract date are far apart
The developer’s advertisement gives January 2027 as the expected completion. In October 2026 the register shows 43.91% built, and a 12-month extension to the delivery period has already been approved, which moves the latest handover under the first agreement to 21 July 2028. Plan your rent and loan around the later date.

751 units on the register, 751 on the advertisement
The register lists 751 flats / condominium units in a 36-storey building, and its unit list runs from Level 9 to Level 36: 27 homes on each of 25 floors, 26 on Levels 23 and 23A, and 24 on Level 36, which adds up to 751. The developer’s advertisement prints the same total. One difference to note: the register’s summary shows ‘2, 3’ bedrooms and ‘2, 3’ bathrooms, while the advertisement describes one 900 sq ft layout with three bedrooms and two bathrooms. The 16 shop lots are not part of this housing record. On the day I read it, 455 homes were recorded as sold and 296 as not yet sold.
What the permit band tells you — and why foreigners are out
The advertising permit records RM225,000 as both the minimum and the maximum for all 751 units. That is the band on the advertising permit, not the price of any unit. Seberang Perai’s floor for a foreign individual buying strata property is RM500,000, so the whole band is below it; the scheme is also filed as affordable apartments, a category closed to foreigners in Penang. State eligibility and resale conditions for affordable homes will be in the sale documents, and I will check them for you.
Schedule H, 36 months extended to 48
The sale and purchase agreement is Schedule H (strata). The original delivery period was 36 months; the register shows an approved extension of 12 months, making it 48. With the first agreement dated 21 July 2024, the original latest date was 21 July 2027 and the revised one is 21 July 2028. Ask how the extension is treated in the agreement you are given, because it affects when late-delivery damages would start.
43.91% built, permit running to February 2027
The latest 7(f) return reports the tower at 43.91% complete and ‘lancar’ (on track). No certificate of completion and compliance or vacant possession is recorded yet. The advertising permit on the register is valid to 18 February 2027; with 296 homes still unsold and construction continuing, a renewal would be expected, and that is something to confirm nearer the date.
About Iconic Worldwide
Iconic Harmony is developed by Iconic Maison Sdn Bhd, which EdgeProp describes as a wholly owned company of Iconic Worldwide Berhad, a Penang group listed on Bursa Malaysia. The developer’s advertisement gives its office at D’Piazza Mall in Bayan Baru and its housing developer’s licence as valid from 4 January 2023 to 3 January 2028.
The group’s other residential tower is Iconic Regency in Sungai Nibong on Penang Island, which EdgeProp reported in May 2024 as 268 serviced apartments of 500 to 850 sq ft; it is on the register separately as project 13685-2. The same report said the group had bought freehold land in Paya Terubong for a further development.
For Iconic Harmony, the company told EdgeProp it achieved a 70% take-up within two days of the April 2024 soft launch and that the 16 shop lots were fully taken. The register is the more cautious record: 455 of 751 homes, about 61%, were shown as sold when I read it in October 2026.
One honest caveat. The delivery period here has already been extended once, from 36 to 48 months, and the register’s sales count is lower than the take-up the company announced in 2024. The project is still marked on track, and I have not checked the group’s completion record beyond the two projects named above. Read the delivery clause of your agreement carefully and treat January 2027 as a target, not a promise.

Which floor and which unit should I choose?
Every home is the same size, so choose by position. The developer’s floor layout plan shows where each unit sits; ask me which ones are corner units, which face the Jalan Rozhan and Jalan Alma junction, and which face away from the roads.
Level 9 sits directly above the Level 8 pool and facilities deck — convenient, but livelier. The top floor, Level 36, has 24 homes instead of 27. The register showed 296 homes not yet sold when I read it; ask me which ones remain.
What is the price and the maintenance fee?
The only public price information I will quote is the government permit band: RM225,000 as both minimum and maximum — the band on the advertising permit, not the price of any unit. I will not repeat figures from property portals.
The developer has not published the monthly maintenance charge or sinking fund, and its advertisement shows 1,433 car park bays in total without a clear per-unit allocation. Message me and I will get the price list, the charges and the parking allocation in writing.
How does Iconic Harmony compare with Iconic Regency?
Same group, different product and buyer. Iconic Regency is in Sungai Nibong on Penang Island and was reported by EdgeProp as 268 serviced apartments of 500 to 850 sq ft. Iconic Harmony is on the mainland: 751 affordable-category apartments, all 900 sq ft, in one 36-storey tower.
Iconic Regency suits a buyer who wants a smaller unit on the island. Iconic Harmony is for a Malaysian family that qualifies for an affordable home and wants three bedrooms within walking distance of AEON Mall Bukit Mertajam.
Is Alma practical for daily life, and can I rent the unit out?
For daily life: in a straight line AEON Mall Bukit Mertajam is 805 m away, Lotus’s 1.4 km, SJK(C) Kim Sen 3.4 km, Hospital Bukit Mertajam 3.8 km and Jit Sin Independent High School 4.2 km. Alma is an established part of Bukit Mertajam, so shops and eateries are already in place.
For renting: I do not quote rental figures, and affordable-category homes are meant for owner-occupiers. Letting and resale are usually restricted for a period under the state’s conditions. If rental income is your aim, tell me and I will suggest projects without those limits.

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
