Six things worth knowing before you view
Three are the reasons Sandakan families look at a house here. Three are the questions I would want answered in writing first.
A wide lot with a deep porch and a real back yard
Each lot is drawn 5.5 m (18 ft 1 in) wide — a little wider than the 5.25 m lots at Taman Suria Jaya, the other Sandakan terrace scheme on this website — and 20.5 m deep. In front is a car porch 7.1 m deep, drawn with two cars side by side; behind is a back yard 4.6 m deep. The house between them is 8.8 m deep downstairs — living, dining, then the kitchen and a WC across the back — and the upper floor reaches 9.8 m where the front bedroom projects over the porch.
A small scheme around one planned open space
There are only 93 houses, in ten short rows of seven to twelve. The development plan gives the south-west corner, beside the entrance, to an open space drawn with play equipment, a pavilion, benches and a looped path; agents list a playground and a jogging track. The plan also shows a strip of greenery, two green buffers, four road humps on the estate roads and a bus lay-by at the entrance on Lorong Perumahan Batu Putih 1.
On the airport side of town
The developer’s locality plan puts the site on Jalan Airport Quarry, north-west of the Sandakan Airport runway, with Taman Alam Mesra Sungai Kayu and SK Sungai Kayu further along the same road and Taman Sejati on the far side of the airport. Agents describe the address as Batu 7 and mention the PPRT Batu Putih housing nearby. For anyone who works at the airport or on this side of town, that is a short daily drive.
Three different size figures — ask which one binds
The developer fact sheet gives the size as ‘from 1,213.64 sq ft’. That is exactly the intermediate lot as drawn, 5.5 m by 20.5 m, so I read it as land area, and a Sabah portal confirms land from 112.75 sq m. The same portal and two agents give the built-up area as 1,578 sq ft, rising to 1,736 sq ft. The rooms as drawn come to roughly 1,075 sq ft by my arithmetic, so the larger figure must count the car porch and other covered areas. Ask for the built-up area written in the sale and purchase agreement.
The lease, the licence and the company name
The fact sheet says only ‘Leasehold’ and gives the title as CL 175317118, a country lease; two agent listings say 99 years, but I have seen no document stating the term or the expiry date. The files I hold print no developer licence or advertising permit number. And two company names appear: HBA Property Ventures Sdn Bhd on the fact sheet, and HBA Invictus Sdn. Bhd. on the specification schedule. Ask for a title search, the licence and permit numbers, and the exact name of the vendor on your agreement.
Built — so check the paperwork and budget for the floors
Agent listings in October 2026 say the houses are complete and the occupation certificate has been obtained; one listing a week earlier said it was still awaited. Ask for a copy of the certificate before you commit. Then read the specification: the living and dining area and all the bedrooms are handed over with a cement render floor, with tiles only in the kitchen and bathrooms. Budget for your own flooring, and view a finished house before you decide.
The whole development, decoded
The scheme is one house design in ten rows. The development plan letters the rows Block A to Block J and numbers the lots 1 to 93: Block A is lots 1–8, B 9–16, C 17–26, D 27–37, E 38–49, F 50–57, G 58–65, H 66–77, I 78–84 and J 85–93. By my count 20 are corner lots at the row ends and 73 are intermediate. A dashed line splits the site into Phase 1 — Blocks A to E, lots 1 to 49 — and Phase 2, Blocks F to J. The plan labels Phase 1 as 49 lots and Phase 2 as 42 lots, which adds up to 91, yet the Phase 2 lot numbers run from 50 to 93, which is 44, and the developer fact sheet says 93 units; I take 93 as the figure and suggest you ask why the label differs. The single entrance is from Lorong Perumahan Batu Putih 1, just off Jalan Airport Quarry, with deceleration and acceleration lanes and a bus lay-by. Inside, the roads have 6.7 m bitumen carriageways within 12.2 m and 15.24 m reserves. The open space fills the south-west corner; a sewage treatment plant sits in the north-east corner and an SESB substation in the south-east, each behind a green buffer. No guardhouse, clubhouse or pool is drawn.
One house, two kinds of lot — and how you pay for it
Intermediate lot · 1,213.64 sq ft land
Most of the scheme — 73 of the 93 lots by my count — is the intermediate house. The drawing shows a lot 5.5 m wide and 20.5 m deep: a 7.1 m car porch, an 8.8 m house and a 4.6 m back yard. That is 112.75 sq m, or 1,213.64 sq ft of land, the same figure the developer fact sheet gives. With one design throughout, the choice is the lot — which row, how close to the open space or the entrance, and how far from the sewage treatment plant and the substation at the two eastern corners.
Corner lot · side yard 3.1 m
At the end of each row the same house has a side yard 3.1 m (10 ft 2 in) wide, which makes the lot 8.6 m wide on the drawing — about 1,900 sq ft of land by my arithmetic. The side wall has windows, and the specification gives the corner house an aluminium glass sliding door on that side. Lots at the bends in the roads are larger still: agents list land of up to 1,952.27 sq ft, and one advertises an end lot of about 3,700 to 3,800 sq ft. The developer has not published a schedule of land areas, so ask for the exact figure for the lot you like before you compare prices.
First-home financing
A double-storey terrace of this size is the kind of home Malaysia’s government-backed first-home financing schemes — such as Skim Rumah Pertamaku and the SJKP guarantee schemes offered through banks — are designed for. Whether any of them applies to you depends on your income, your age, whether you already own a home and the bank’s own approval. On a completed house the bank will also want to see the occupation certificate and the title position. I can put you in touch with a banker in Sandakan who will tell you where you stand before you commit.
What the house is built with
All three lists are from the developer’s specification schedule for the double-storey terrace houses, which forms part of the sale and purchase agreement and states that every item is subject to variation, modification and substitution as imposed by the relevant authorities. The schedule attached to your own agreement is the one that binds.

The developer’s drawings show one house in two versions — corner and intermediate — side by side, on a ground floor plan and a first floor plan, and a development plan with every lot numbered. Below, each version is shown with its two floors side by side, followed by the developer’s two full drawings. The files I hold contain no artist’s impression or photograph of the houses, so the pictures on this page are drawings. Dimensions are printed in millimetres with feet and inches beside them. No built-up area is printed on the drawings — the 1,578 sq ft figure comes from a property portal — so ask for the area stated in the sale and purchase agreement.

Where Taman Bayu Idaman sits
On Jalan Airport Quarry, at the corner of Lorong Perumahan Batu Putih 1, in Sandakan — Sabah’s second-largest town, on the east coast, about 320 km from Kota Kinabalu: roughly six hours by road or a 45-minute flight. The developer’s locality plan shows the site north-west of the Sandakan Airport runway, with Jalan Airport Quarry running east past Taman Alam Mesra Sungai Kayu and SK Sungai Kayu towards the airport road, and Taman Sejati on the south side of the airport. Sandakan counts its addresses in miles out from the old town centre; agents give this one as Batu 7, and a Sabah portal gives the postcode as 90000.
The map is set to Lorong Perumahan Batu Putih 1 off Jalan Airport Quarry, Sandakan — it is not pinned on the plot. The developer’s locality plan and development plan are in the gallery above; your lot is identified by its number in your sale and purchase agreement.

Why there is no federal register table on this page
Peninsular project pages on this website carry a table read from teduh.kpkt.gov.my, the federal housing register — permit number, licensed developer, unit count, permitted price band, certified construction percentage.
Sabah is outside that register by design. Housing development in Sabah is licensed under Sabah’s own Housing Development (Control and Licensing) Enactment 1978 and supervised by the state, so a Sabah project will not appear on the federal register however you search.
What to check instead
The developer’s drawings, specification schedule and fact sheet that I hold print no developer’s licence number and no advertising permit number. Ask the developer, in writing, for the Sabah developer’s licence and advertising permit numbers and their validity dates, and check both with the Sabah state housing authority. Two company names appear in the developer’s documents — HBA Property Ventures Sdn Bhd and HBA Invictus Sdn. Bhd. (795268-V) — so make sure the company on your sale and purchase agreement is the company that holds the licence.
Ask about the title. The fact sheet gives the title as CL 175317118, a country lease, and the tenure simply as leasehold. Ask for a land title search showing the length of the lease, its expiry date, the land-use conditions, any charge registered on the land, and whether an individual title for your lot has been issued — your own lawyer should confirm this before you sign.
On a completed house, ask for the occupation certificate. Agent listings say it has been obtained. Ask for a copy, and for the date vacant possession will be given, in writing.
Foreign buyers
Sabah sets its own minimum price for non-citizens and runs its own consent process, and the figures quoted for it conflict — RM1,000,000 in the Bar Council’s state table, with a lower strata figure also in circulation. The asking prices agents advertise for these houses on public portals are well below RM1,000,000, and land-status restrictions may also apply. If you are not Malaysian, get written confirmation for the specific lot through a Sabah conveyancing solicitor before you pay anything, and budget for the flat 8% stamp duty on residential purchases by non-citizens since 1 January 2026.
About the developer
The developer fact sheet names HBA Property Ventures Sdn Bhd. A public listing of company-registry (SSM) records shows it as company number 200801034177 (835515-P), incorporated on 15 October 2008, with property development as its business. The specification schedule — the part of the sale and purchase agreement that lists what the house is built with — carries a second name, HBA Invictus Sdn. Bhd. (795268-V). I have not seen a document that says which of the two is the licensed developer and the vendor, so ask, and check that the same name is on the licence, the permit and your agreement.
Both names appear to point to HBA Group, a Sabah developer. A website published under that name, thehbagroup.com, has project pages titled Taman Villa Palma (Phase 1 & 2) @ Keningau, Taman Eko Saujana @ Papar, Taman Eko Tropika @ Papar, Taman Villa Mutiara @ Papar, Taman Villa Naluyan @ Tenom and Taman Saga @ Kolombong, and a property-data site names HBA Group as the developer of Taman Saga. Those are all on Sabah’s west coast or in the interior. I could not open the group’s own pages when I checked, so I cannot give you unit counts or completion dates for them, and I have not seen a document that ties this Sandakan project to the group. Ask the developer in writing which group it belongs to and which schemes it has completed, and go and see one.
How to check a local Sabah developer. Check the licence and permit numbers with the state; look both companies up on the SSM register and see who the directors are and whether the filings are current; ask which contractor built the houses and who is responsible during the defects liability period; and have your own lawyer read the sale and purchase agreement and the title position before you sign.
I searched the sources available to me for litigation, abandonment and Housing Tribunal claims against HBA Property Ventures Sdn Bhd and HBA Invictus Sdn. Bhd. and found none reported — which is no adverse record found, not a clean bill of health. I also found no press coverage of this project at all, so the small fee for a company search is worth paying.

Per the developer’s specification schedule: a reinforced concrete frame, plastered brick or block walls (or an IBS wall system) and a colour-coated metal roof.
Floors are cement render in the living and dining area, all bedrooms and the car porch, with non-slip ceramic tiles in the kitchen and bathrooms and ceramic wall tiles to 5 ft there. Windows are aluminium-framed, with obscured glass in the toilets. The main entrance — and the side door of a corner house — is an aluminium glass sliding door; room doors are plywood flush doors and toilet doors are waterproof plywood or PVC.
Each house has one 200-gallon water tank, a single-bowl kitchen sink with one tap, and concealed wiring to SESB standard. The schedule does not list the number of electrical points.
