KSL D'Esplanade Residence in 30 seconds
KSL D'Esplanade Residence is a freehold condominium in Taman Abad / KSL City, Johor Bahru, Malaysia, developed by KSL Holdings Berhad and completed in 2014. It comprises 2 block(s), 33 storeys and 1,000 units. Address: Jalan Seladang, off Jalan Dato Sulaiman, KSL City, Taman Abad, 80250 Johor Bahru, Johor.
Layouts run 511 to 4,000 sq ft across 3 types. As at September 2026, resale listings range RM335,000 – RM1,560,000, with a mid-market level around RM677,500; transacted PSF sits at RM599–1289 psf. Whole-unit rents are RM2,150 – RM5,400 a month, a gross yield of 5.0% – 5.5%. Maintenance: not published by this project. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly sit at RM0.27–0.40 (typical RM0.34). Applied to this page’s 511–4,000 sq ft layouts that works out to roughly RM140 – RM1,600 a month — an estimate, not a billed figure. One single source: a September 2026 listing for a 510 sq ft studio quotes RM219 a month (about RM0.43 psf), slightly above the comparable range and resting on one listing only — unverified. Ask the management office for the latest fee notice and the audited accounts.
Transport position: about 3–4 km from Bukit Chagar RTS station, roughly a 10–12 minute drive
Official median transacted price (historical reference): RM532,500 (649 psf), period 2021 – 2026 (60 transactions), source list.my (sourced from NAPIC / JPPH, roughly a 6-month lag). The year-by-year breakdown is more useful: 2023, 28 transactions, median RM420,000 / RM640 psf; 2024, 22 transactions, RM615,000 / RM665 psf; 2025, 5 transactions, RM670,000 / RM743 psf; 2026 to date, 1 transaction. Prices are rising (psf up 14.5% over the last 12 months), but volume has fallen from 28 transactions to 5, a contraction of more than 80% in two years. brickz.my, over a different period (December 2023 to November 2024, 26 transactions), gives a median of RM590,000 / RM666 psf. Asking prices range from RM499–1,074 psf, with small units asking high (510 sq ft at RM843 psf, 533 sq ft at RM901 psf) and large units asking low (2,195 sq ft at RM524 psf) – the cost per square foot is clearly lower if you buy a large unit. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

3 layouts, from 511 to 4,000 sq ft
The table shows the current resale price band and rent band for each layout. Mid-market sits around RM677,500, the top of market reaches RM1,560,000 — within one layout the spread comes down to floor, facing and condition.
| Layout | Area | Bed / Bath | Resale price band | PSF | Monthly rent |
|---|---|---|---|---|---|
| Studio | 511-600 sf | 1BR · 1 bath | RM335,000 – RM455,000 | RM558–890 | RM2,150 – 2,650 |

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM499–1074 psf; this page uses RM599–1289 psf. The official historical median is shown separately at the top of the page for trend.
PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.
Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

What KSL D'Esplanade Residence actually looks like today
This page carries no stock imagery. A great deal of what circulates online is developer renderings, show units, or photographs of an entirely different project — attractive on screen, disappointing in person. I only send images whose source I have verified, each labelled as a photograph or a rendering.

Official project visuals from KSL Holdings Berhad (ksl.my); copyright KSL Holdings Berhad.
Lobby, lift landing, pool, gym, corridor condition, and interior shots of the units actually on the market. Each one is labelled as a photograph or a developer rendering — the gap between those two is where post-signing disappointment usually lives.
Six official drawings from the developer, covering the whole B / C / D range
These are the developer’s original drawings, not illustrations. Each carries real dimensions and room names, and I have checked every one against the official specification for area, bedroom and bathroom count. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings.

Rents: RM2,150 to RM5,400 a month
Whole-unit gross yield runs about 5.0% – 5.5%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.
Monthly rent by layout

What actually gives KSL D'Esplanade Residence its value
The residential lobby has a card-access link straight into KSL City Mall, open 10:00–22:00 daily
The residential lobby has an access-controlled link into KSL City Mall, open from 10am to 10pm daily and requiring an access card. The straight-line distance is 0.13 km, about a 2-minute walk. This is not "a mall nearby"; you genuinely reach the mall without going outdoors. The everyday convenience on a rainy day, for groceries or for a late-night supper is the single hardest thing for projects in the same price band to replicate.
The KSL City complex: a 7-storey mall with about 500 shops, a cinema, and 2,800 car park bays
KSL City is a complex comprising a 7-storey mall with about 500 shops plus a cinema, with two towers containing 904 hotel rooms and apartment units, and about 2,800 car park bays across the site. What this means for residents in practice: visitor parking is not a problem, which is a common pain point in older apartments in the Johor Bahru city centre.
The Dinosaurs Alive water theme park on the Level 7 rooftop
The Level 7 rooftop of KSL City houses the Dinosaurs Alive water theme park. For families with children, this amounts to a standing weekend destination upstairs; for landlords, it is a differentiator aimed at family tenants. The project itself also has a swimming pool with a children's pool, gym, BBQ pavilion, sky garden, steam room, sauna, jacuzzi, and a four-tier security and access card system.
The developer, KSL Holdings, remains listed on Bursa Malaysia with solid earnings
KSL Holdings Berhad (Bursa code 5038) remains listed on Bursa Malaysia, with no delisting or privatisation announcement. For 1H FY2026 (to 30 June 2026), revenue was RM668.1 million (up 9.3% year on year) and net profit RM181 million (up 9.2% year on year); the FY26 sales target was raised from RM1.6 billion to RM2 billion, unbilled sales stand at RM1.3 billion, and there is a RM3.7 billion launch pipeline within the JS-SEZ. Among the sixteen projects on this list, this is one of the developers with the best financial transparency and stability.
Freehold, with the J100 bus running directly to JB Sentral at RM1.50 one way
Freehold, completed in 2014. The BAS.MY J100 bus runs from the main entrance of KSL City Mall directly to JB Sentral, a journey of about 15 minutes at 15-minute intervals for RM1.50 one way. For tenants without a car who need to cross the border, this route keeps the project within commuting range, even though the straight-line distance to Bukit Chagar RTS station is 2.01 km.

What residents say — the good and the bad, both
Every review below is an attributed comment on a public platform, and each one links to the original. I have not filtered out the negative ones: what is actually wrong with a building is usually only visible to the people living in it. 5 in total — 2 positive, 3 critical.
「Good and spacious room and toilet. Strategic location right above KSL mall with security card and door to go straight into the mall. The only issue I had was the waiting time for the lifts. Always more than 20minutes despite having 4 lifts.」

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Owner-occupier families who value daily convenience over commuting distance
The residential lobby links directly into KSL City Mall through an access-controlled door (10:00–22:00 daily), giving 7 storeys with about 500 shops, a cinema, a rooftop water park and 2,800 car park bays. On a rainy day you can do the groceries and watch a film without stepping outdoors. What you must accept are the lifts – resident complaints across multiple years all point to waiting times, so time it yourself in the lobby on the day you view.
First-time buyers on a limited budget who want the KSL name
KSL Holdings remains listed on Bursa Malaysia (code 5038), with 1H FY2026 net profit of RM181 million, up 9.2% year on year, making it one of the most financially transparent developers on this list. Small units are the lowest entry point, but note that asking psf for small units is on the high side (510 sq ft asking RM843 psf) while larger units are cheaper per square foot.
Families buying large floor areas and seeking the lowest cost per square foot
Listing data shows a 2,195 sq ft unit asking RM524 psf, more than 40% cheaper than the RM901 psf asked for a 533 sq ft unit. In the same building with the same facilities, buying a large unit is clearly better value per square foot. The condition is that you do not intend to resell in the short term – the buyer pool at this size is small, and this project recorded only 5 transactions in the whole of 2025.
Not suitable: commuters who cross the border on the RTS daily
It is 2.01 km in a straight line to Bukit Chagar RTS station, about 4.8 km by third-party routing. That is an order of magnitude away from TriTower (0.22 km), leaving only the J100 bus or a hailed car as the connection. If your reason for buying is the "RTS play", what you capture here is the spillover rather than the core benefit, so do not pay core-location prices.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠The lifts are the most frequently and most specifically complained-about problem in this building, raised independently by multiple residents
On TripAdvisor (D'esplanade By KSL Resort, 2.9/5, 324 reviews), specific lift complaints include: "despite having 4 lifts you always wait more than 20 minutes, and once I had to take the stairs down to avoid being late" (February 2020); "the lifts in Block B are terrible, at least a 15 to 20 minute wait, and the faulty lift was not repaired for two days" (August 2024); "only one lift serving the whole stack, so you have to wait your turn to get down at check-out" (March 2025); "the lift was stuck at level 7 and all the lifts stopped working" (November 2019). These span six years and come from multiple people independently; this is not an isolated incident. The practical impact on buyers: when the lifts reach their overhaul cycle and the management fund is short, the cost is collected from owners as a special levy; at the same time, a poor lift experience directly depresses rent and resale value.
⚠Transaction volume has fallen 80% in two years; prices are rising but liquidity has collapsed
NAPIC data via list.my: 28 transactions in 2023, 22 in 2024, only 5 in 2025, and 1 in 2026 to date. At the same time, PropertyGuru carries 72 sale listings and 125 rental listings. Prices have risen (psf up 14.5% over the last 12 months), but that rise is formed on extremely thin volume. The practical impact on buyers: the price increase you see does not mean you can sell at that price. In a market with only a handful of transactions a year, the actual price achieved in a forced sale will be clearly below the median asking price.
⚠The maintenance fee is blank in every public source, and it is charged at serviced apartment commercial rates
The "Maintenance Fee" field is left blank on PropertyGuru, iProperty and StarProperty, and no public RM per sq ft figure can be found. At the same time, NAPIC transaction records classify this project as a serviced apartment, which means utilities and assessment are charged at commercial rates: electricity roughly 50% higher than residential; the minimum monthly water charge about RM35 a month commercial against about RM6 a month residential; and assessment typically 1.5–2 times that of a residential apartment. Together these could amount to a difference of several thousand ringgit a year.
⚠There are two contradictory official figures for unit count and storeys, which must be resolved before signing
PropertyGuru and iProperty record this project as 2 blocks of 26 storeys with 1,000 units in total; StarProperty and the Wikipedia entry for KSL City record 2 blocks of 33 storeys with 602 units in total. The gap between these two sets of figures is very large and directly affects your assessment of density, lift ratio and the base over which maintenance fees are apportioned – 1,000 units sharing the same lifts and facilities is a completely different experience from 602.
⚠The building is heavily given over to short-term rentals, with complaints concentrated on cleanliness and guest quality
A large number of units in the building operate as short-term rentals, with several different operators listing on Airbnb, Booking, Agoda, Klook and Trip.com (by The One, by Immaculate, by R9 Homestay, Kyrios Place and others). Guest complaints are quite specific: "the sheets and pillowcases were dirty, yellowed and smelly, and there was even algae on the window" (March 2025); "filthy apartment, cockroaches on the worktop, a very dirty bathroom, and the previous guest's noodles still in the sink" (February 2024). One guest identified the root cause directly: most units are owned by one party and operated by an agent, so what you see is not what you get. The practical impact on buyers: as an owner-occupier you will face a constant flow of strangers; as an investor you face a price war with dozens of short-term rental operators in the same building.
⚠At 2.01 km from Bukit Chagar RTS station, this is not a project within the RTS walking catchment
Calculated from the project coordinates (1.484558, 103.762779) and the station coordinates, the straight-line distance is about 2.01 km; third-party routing gives about 4.8 km and a Grab ride of 5–10 minutes. This is not in the same league as TriTower (0.22 km) or R&F Princess Cove (0.64 km). The practical impact on buyers: this project captures the spillover layer of the rent and price uplift from the RTS opening, not the core; paying an "RTS play" valuation for it means overpaying.
What else is there around City Centre / RTS Line?
Within one area, big price gaps usually have reasons: tenure, age, density, management. Compare across first, then decide which to look at closely.

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

| Purchase price | — | RM1,000,000 |
| Stamp duty (foreigner, 8%) | From 1 Jan 2026 | RM80,000 |

Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. KSL D'Esplanade Residence is Freehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. I can check the title category for this project first.

Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly fall in RM0.27–0.40 (typical RM0.34). Note that the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. Applied to this page’s 511–4,000 sq ft layouts, that works out to roughly RM140 – RM1,600 a month; this is an estimate, not a billed amount. One single source: a September 2026 listing for a 510 sq ft studio quotes RM219 a month (about RM0.43 psf), slightly above the comparable range and resting on one listing only, so it remains unverified. Ask the management office for the latest fee notice and the audited accounts. Online sources say 1,000 units over 26 storeys in one place and 602 units over 33 storeys in another – which is right?
Both figures are in circulation: PropertyGuru and iProperty record 2 blocks of 26 storeys with 1,000 units in total; StarProperty and the Wikipedia entry for KSL City record 2 blocks of 33 storeys with 602 units in total. The difference is not trivial – 1,000 units sharing the same lifts and facilities means a very different lift wait from 602, and the base over which maintenance fees are apportioned is different too. In practice: rely on the strata title and the management office's formal documents, ask the management office directly when viewing how many storeys, units and lifts the block has, and ask to see the voting rights allocation schedule from the most recent AGM, which carries the accurate total share units.
Prices are rising, with psf up 14.5% over the last 12 months – should I move in quickly?
Look at volume first. NAPIC data via list.my: 28 transactions in 2023, 22 in 2024, only 5 in 2025, and 1 in 2026 to date. At the same time there are 72 sale listings on PropertyGuru. Prices are being formed in an extremely thin market with only a handful of transactions a year, and that kind of price rise is fragile – whether you can sell at that price is another matter. What really matters is whether there are auction (lelong) units and what forced-sale units actually transact at. Ask your agent to pull the actual transactions over the last 24 months grouped by size, and negotiate off the bottom of that range.
Is the lift problem really serious, or just a few residents complaining?
On the evidence it is not isolated. On TripAdvisor, across 2019 to 2025, at least five different residents independently raise the same point: waits of more than 20 minutes despite 4 lifts, a faulty lift in Block B left unrepaired for two days, only one lift left serving the whole stack, and all lifts stuck at level 7 and out of service. This matters to buyers on two levels: daily experience, and money – when the lifts reach their overhaul cycle and the sinking fund is short, the cost is collected from owners as a special levy, routinely several thousand ringgit per unit. When viewing, ask the management office for the last two years of lift maintenance records and the audited financial statements, focusing on the sinking fund balance and the maintenance fee collection rate.
