Medini Signature in 30 seconds
Medini Signature is a leasehold (medini special zone; foreign buyers exempt from the minimum purchase price threshold / mm2h requirement) condominium in Medini, Johor Bahru, Malaysia, developed by One Medini Sdn Bhd (developed principally by WCT Land) and completed in 2017 (housing ministry TEDUH record 11491-3, CCC 15 February 2017 for both blocks). It comprises 2 block(s), 28 and 32 storeys and 456 units. Address: Medini, Iskandar Puteri, Johor.
1 layout types (areas not yet verified). As at September 2026, resale listings range RM455,000 – RM1,190,000, with a mid-market level around RM822,500; transacted PSF sits at RM478–911 psf. Whole-unit rents are RM3,100 – RM3,600 a month, a gross yield of 4.9%. Maintenance: not published by this project. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly sit at RM0.27–0.40 (typical RM0.34). This page does not list layout areas, so no monthly figure can be estimated from them. The figure of as low as RM0.30 psf that circulates online comes from PropertyGuru’s own project-description template, repeated verbatim on every listing page for this project, not from an agent’s own entry; the agent-filled field on the same page reads RMTBC. That is a single source — unverified. Ask the management office for the latest fee notice and the audited accounts.

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM398–759 psf; this page uses RM478–911 psf. The official historical median is shown separately at the top of the page for trend.
Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

These are the developer’s original drawings, not illustrations. Each carries real dimensions and room names, and I have checked every one against the official specification for area, bedroom and bathroom count. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings.

What actually gives Medini Signature its value
Located in Medini, the only area in Johor where foreign buyers may be exempt from the minimum price threshold
Medini is a 2,230-acre special zone within Iskandar Puteri, master-developed by Medini Iskandar Malaysia Sdn Bhd under Khazanah Nasional, with its legal standing derived from the IRDA Act 2007. Within this zone, new strata property purchased from the developer is exempt from Johor's RM1 million minimum price threshold for foreign buyers — no such arrangement exists elsewhere in Johor, including neighbouring Puteri Harbour and Bukit Indah. Whether the same applies to subsale purchases is disputed and must be verified case by case by a conveyancing lawyer (see the risk section and FAQ).
Among the highest rents in Medini, with sufficient depth in both the sale and rental markets
PropCashflow's April 2026 listing statistics show an average rent at Medini Signature of about RM2,858 per month, the highest among the main projects in the area (The M @ Medini RM2,471, Grand Medini RM2,081, One Medini RM2,069, 1Medini RM2,030); there are also 156 rental listings, the second-deepest market in Medini. Higher rents usually reflect the standard of fit-out and layout, while a large number of listings means you have enough comparables when finding tenants and benchmarking prices.
Facilities provision is at the complete end of the range for Medini
The facilities listed on the EdgeProp project page include 24-hour security, car park, jacuzzi, sauna, swimming pool, fitness centre, function hall and barbecue area. At a 48-month median of RM506 psf, this provision is comprehensive for the Medini area, and is one reason rents can reach RM2,858.
About 16 km and roughly an 11-minute drive to the Second Link
Rome2Rio gives a driving distance of about 16 km and about 11 minutes for the route "Medini Signature (Legoland Johor Bahru) to Tuas Checkpoint". This is the project's most concrete transport advantage — it serves people working in western Singapore (Jurong, Tuas, Clementi) and those employed locally in Medini, EduCity and SILC, not city-centre commuters using the Causeway.
Four major amenity anchors in the same district
Legoland Malaysia Resort (opened 2012, Southeast Asia's first Legoland), Mall of Medini, Gleneagles Hospital Medini (a 300-bed private hospital under IHH Healthcare) and EduCity Iskandar (a 305-acre education city) are all within or immediately adjacent to Medini. These four anchors correspond respectively to short-stay visitors, everyday retail spending, healthcare, and student and faculty tenants, and they underpin the rents this project can sustain.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Foreign owner-occupiers or investors with a budget below RM1 million
Medini is the only location in Johor where a foreigner may be able to buy below RM1 million, and Medini Signature is among the projects there with the highest rents and more complete facilities. Two pieces of homework are required: first, obtain a written opinion from a conveyancing lawyer covering "subsale + your nationality" before paying the deposit and write a refund-on-refusal clause into the contract; second, build the 8% stamp duty and the minimum RM30,000 state consent fee (together about 13–15% of the transaction price) into your total cost from the outset.
Cash flow investors targeting EduCity and Gleneagles tenants
EdgeProp's implied yield is 5.8%, PropCashflow's independent statistics give a gross yield of about 5.7% and an average rent of about RM2,858 per month, the highest tier in Medini, with tenants drawn from EduCity students and faculty and Gleneagles medical staff. However, rental listings represent about a third of total units, so rents must be set at market. Model using the three lowest actual rents on mudah.my and allow for two months' vacancy.
People working in western Singapore who need a short commute
Rome2Rio gives about 16 km and roughly 11 minutes by car from this project to Tuas Checkpoint, making it one of the closest residential options in Johor Bahru to the Second Link. It suits people working in Jurong, Tuas and Clementi. What you must accept: there is no public transport alternative here, so a car is essential; and the RTS opening adds very little for this location, so do not pay a premium for the "RTS story".
Not suitable for: buyers relying on a short-term price rise to exit within three years
This project has shown a threefold spread of RM277–886 psf on the same product within three years, with a 1,615 sq ft unit transacting at RM277 psf as recently as 2021; the history across Medini is of supply arriving far ahead of demand, with occupancy at some projects once below 40%. Prices here are set by supply and demand, not by a story. If you buy, buy on a 5–7-year basis driven primarily by rental cash flow and owner-occupier value.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠A threefold price spread on the same product within three years means the median is not the market
EdgeProp records a historical high for this project of a 1,109 sq ft unit transacted at RM886 psf in April 2024 and a historical low of a 1,615 sq ft unit transacted at RM277 psf in March 2021; the 48-month transaction range is RM487–667 psf. A threefold difference in unit price in the same building over adjacent years means transactions here depend heavily on individual circumstances — forced sales, auctions, floor level and orientation matter far more than any "market rate". What this actually means for your wallet: if you bid at the RM506 psf median, you could be paying 40% more than the cheapest transaction in the same period; conversely, if you are shown a high floor with a good aspect, the seller may use that RM886 transaction to justify the price.
⚠Medini uses a 99-year private lease structure, and the remaining term directly determines loan tenure and monthly instalment
The PropertyGuru project page states the title as Leasehold. Medini's ownership structure differs from ordinary state leasehold land: the land is held by Iskandar Investment Berhad (IIB) and granted on a 99-year long lease to Medini Land Sdn Bhd, with the developer then selling strata units under a Private Lease Scheme. Taking The Meridin @ Medini in the same area as an example, a court judgment records its 99-year term as running from 15 April 2013 to 14 April 2112. What banks look at when approving a loan is how many years remain on the title at loan maturity; in practice most banks require at least 20–30 years remaining at that point. The shorter the lease, the shorter the tenure approved, the higher the monthly instalment, and the loan margin may also be reduced.
⚠The "no minimum price" exemption for foreigners may not apply on subsale, and a refusal will kill the transaction outright
Published policy consistently refers to "new strata property purchased from the developer"; as to whether the exemption is retained on subsale, industry guidance generally states that it depends on the individual project and title status and must be confirmed by the conveyancing lawyer, and warns that the exemption is a policy arrangement that may be revised. Be clear on one further point: the exemption removes the price threshold, not the approval requirement — Johor state consent is still required, commonly taking 1–3 months in 2026. What this actually means for you: if you assume you can buy at RM500,000 and are then held to the RM1 million threshold, the transaction will be stuck, and whether you get your deposit back depends entirely on how the contract is drafted.
⚠Foreign-buyer costs stack up to roughly 14–15% of the transaction price in 2026
Two hard costs have both been raised: stamp duty on the MOT for non-citizens is a flat 8% from 1 January 2026 (previously 4%); and the Johor foreign consent fee, under PTG Johor Circular No. 1 of 2025, rose from 2% (minimum RM20,000) to 3% (minimum RM30,000) with effect from 1 July 2025, assessed on the higher of the JPPH valuation or the transaction price for subsale. The minimum amount is the key point: at this project's average price of about RM603,304, 3% is only around RM18,100, but the minimum of RM30,000 applies — equal to 5% of the price. Add the 8% stamp duty and you are at 13%, and with conveyancing fees and loan stamp duty it reaches 14–15%. This money will be deducted from what a buyer can pay when you come to sell.
⚠166 rental listings against 45 for sale means tenants hold the negotiating power on rent
PropertyGuru carries 45 sale and 166 rental listings for this project. Against 456 units, rental listings represent about 36% of the total — more than a third of units are looking for tenants. PropCashflow's independent statistics point the same way, with 156 rental listings against 79 sale listings. At the same time, projects across the whole of Medini (1Medini with 1,332 units, D'Pristine with 1,182 units, The M, Grand Medini, One Medini and others) are competing for the same pool of EduCity students, Gleneagles medical staff and industrial estate employees. What this actually means for you: rent must be set at market, and two to three months of vacancy is normal.
⚠Medini's history: occupancy once below 40%, with some foreign owners simply abandoning units
Between 2012 and 2017 a large volume of speculative development flooded into Medini, with developers launching simultaneously and selling heavily to Singaporean, Chinese and Japanese buyers, so supply arrived far ahead of demand. The result was that occupancy at some projects fell below 40%, subsale prices dropped 15–30% below launch prices, and some foreign owners, unable to let their units and running negative cash flow, stopped paying maintenance fees and abandoned the units outright, creating management difficulties for the JMB and disrepair in common facilities. The position had improved by 2026 (slower new launches, a more mature EduCity, an improved narrative around the JS-SEZ), but the problem has not disappeared and must be checked building by building.

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

The 13 questions buyers ask me most
How much does Medini Signature cost on the resale market?
As at September 2026, Medini Signature resale listings run RM455,000 to RM1,190,000, with a mid-market level around RM822,500 and transacted PSF of RM478–911. By layout: Standard layout (7 layout types) (area not verified) RM455,000–RM1,190,000. Within one layout the spread comes from floor, facing and condition — WhatsApp me for the live list.
What are rents and yields at Medini Signature?
Whole-unit rents run RM3,100 – RM3,600 a month. That is a gross yield of about 4.9% — gross, so after maintenance, assessment, quit rent, insurance and vacancy, net yield is typically 0.8–1.2 points lower.
Is Medini Signature freehold, and can foreigners buy?
Medini Signature is Leasehold (Medini special zone; foreign buyers exempt from the minimum purchase price threshold / MM2H requirement). Foreigners may buy subject to Johor’s minimum purchase price for foreign buyers. Residential title and commercial title (serviced apartment / SOHO) fall under different rules — have your lawyer confirm which applies before booking. From 2026 foreign-buyer stamp duty is 8%, plus Johor’s 3% consent levy (minimum RM30,000).
When was Medini Signature completed and who built it?
Medini Signature was completed in 2017 and is occupied resale stock: 2 block(s), 28 and 32 storeys, 456 units (housing ministry TEDUH record 11491-3, CCC 15 February 2017 for both blocks). Developer: One Medini Sdn Bhd (developed principally by WCT Land). A WCT Holdings Berhad project. The group’s work includes Paradigm Mall and the 1Medini mixed-use development, and it has a solid reputation in construction and mall operation.
How is transport at Medini Signature, and how far is the checkpoint?
About 25–28 km to RTS Bukit Chagar; About 25–28 km to CIQ; About 10–15 km to the Second Link
What layouts does Medini Signature have?
1 layout: Standard layout (7 layout types) area not verified (TBC). I can supply the developer’s official floor plans — WhatsApp me the layout you want to see.
What is the maintenance fee at Medini Signature, and what facilities are there?
This project does not publish its maintenance fee. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly fall in RM0.27–0.40 (typical RM0.34). Note that the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. That is a single source and remains unverified. Ask the management office for the latest fee notice and the audited accounts. Facilities include: Swimming pool, Gym, 24-hour security.
Who is Medini Signature suitable for?
Mid-budget buyers balancing owner-occupation and investment
What are the risks of buying at Medini Signature?
The PSF range is wide (RM398–759); compare floor level and orientation carefully before negotiating
What malls, schools and hospitals are near Medini Signature?
Malls: Mall of Medini, Legoland, Educity. Schools: SK Medini (national primary, a Trust School), SMK Medini (national secondary), Marlborough College Malaysia (British international), Raffles American School (American/IB, EduCity), IDRISSI International School (EduCity). Hospitals: Gleneagles Hospital Medini Johor (private general), Columbia Asia Hospital – Iskandar Puteri (private), Klinik Kesihatan Gelang Patah (government clinic), Hospital Sultanah Aminah (state public general hospital).
I am a foreigner — is Medini Signature also exempt from the RM1 million threshold on subsale?
Not necessarily. Published policy consistently states that within the Medini special zone, "new strata property purchased from the developer" is exempt from Johor's minimum price threshold for foreign buyers, the legal basis being the special zone arrangement under the IRDA Act 2007. As to subsale, industry guidance generally states that it depends on the individual project and title status and must be confirmed by the conveyancing lawyer, and warns that the exemption is a policy arrangement that may be revised. Two further points must be clear: (1) the exemption removes the price threshold, not the approval requirement — Johor state consent is still required, commonly taking 1–3 months in 2026; (2) stamp duty is not exempted, and is a flat 8% for non-citizens from 1 January 2026. In practice: obtain a written opinion from a conveyancing lawyer before paying the deposit, and include a clause in the contract providing for full refund of the deposit if state consent is refused.
Online sources say the Medini Signature median is RM506 psf in one place and RM505 psf in another, and elsewhere an average price of RM600,000 — which is correct?
All three are correct, but they use different bases. (1) The EdgeProp "Medini Signature" project page: 48-month transaction median RM506 psf, range RM487–667 psf, 456 units, implied yield 5.8%. (2) EdgeProp also carries a combined "1Medini & Medini Signature" entry with a median of RM505 psf and a range of RM483–511 psf — that mixes two different projects under one location code and should not be used to assess a single project. (3) PropCashflow's April 2026 listing statistics: average price about RM603,304, average rent about RM2,858 per month, gross yield about 5.7%, from a sample of 79 sale and 156 rental listings — these are asking prices, not transacted prices. Negotiate on the basis of EdgeProp's transaction data, and use listing data only to judge supply.
Medini Signature has the highest rents in Medini — why, and is that sustainable?
PropCashflow's April 2026 statistics do show an average rent at Medini Signature of about RM2,858 per month, above The M @ Medini (RM2,471), Grand Medini (RM2,081), One Medini (RM2,069) and 1Medini (RM2,030). The usual reasons are larger layouts and more complete facilities (pool, fitness centre, sauna, jacuzzi, function hall). Whether it is sustainable depends on two things: first, the structure of Medini's tenant pool — mainly EduCity students and faculty, Gleneagles medical staff and industrial estate employees, all middle-income, which caps rents; second, the intensity of competition — this project currently has 156–166 rental listings, about a third of its 456 units. Pricing must therefore track the market: do not use the "highest rent" as your default assumption, and model cash flow on the three lowest actual rents on mudah.my for the same size band.
