The project is at Jalan Idaman 9, Taman Nusa Idaman (EdgeProp records it as Off Persiaran Indah Utama), surrounded by landed housing that UEM Sunrise itself master-planned, rather than being a high-rise dropped alone onto vacant land. That is uncommon around Iskandar Puteri.

Registered as a standard apartment rather than a serviced apartment, with utilities and assessment at residential rates

PropertyGuru lists the product type as Apartment (a standard apartment), not the Service Residence classification common in the same area. The difference lands on the monthly bill: serviced apartments are usually built on commercial title, so electricity is billed at commercial rates (roughly 50% higher than residential), the minimum monthly water charge is about RM35/month commercial versus about RM6/month residential, and the assessment rate is typically 1.5–2 times that of a residential condominium. Billed at residential rates, this project can save several hundred to over a thousand ringgit a year — a significant proportion on a low-priced property.

Among the lowest transacted psf on this list, so a low entry price

The EdgeProp median of RM397 psf over the past 48 months, with a range of RM350–455 psf, is clearly below Sky Loft (RM481 psf), Sky View (RM506 psf) and Horizon Residence (RM439 psf) in the same area. Based on the common 900–1,400 sq ft layouts, total prices mostly fall between RM350,000 and RM550,000. For local first-time buyers or investors wanting a low-cost entry, this is one of the lowest thresholds in the area.

Freehold, so the tenure is not compressed

This project is freehold. Compared with neighbouring Medini projects built on a 99-year Private Lease Scheme, freehold means the loan tenure will not be compressed by the remaining term on the title, and on resale the buyer pool will not be trimmed by the question of how many years are left. Combined with the residential rates that come with a standard apartment, the holding-cost structure here is one of the cleaner ones on this list.

The reason is straightforward: the purchase price here is low while rents hold up — tenants are people working locally in Bukit Indah, Nusa Idaman and western Johor Bahru, so demand does not rest on a narrative.

Budget RM350,000–450,000, buying 900–1,200 sq ft

The EdgeProp median of RM397 psf is among the lowest on this list, and with freehold title plus the residential rates for utilities and assessment that come with a standard apartment, the holding-cost structure is the cleanest in the area. Suitable for local first-time buyers working around Bukit Indah, Nusa Bestari and SILC. What you have to accept is that at eleven years old the building is entering its major-repair period, and that there are no public resident reviews to consult — so make sure you check the financial statements yourself at the viewing.

Owner-occupiers who value residential rates and want to hold down fixed monthly costs

Budget RM350,000–500,000, long-term owner-occupation

The project is registered as an Apartment rather than a serviced apartment, so electricity is billed at residential rates, the minimum monthly water charge is about RM6/month (against about RM35/month commercial), and the assessment is also at the residential band. On a low-priced property these differences represent a high proportion of the cost — many serviced apartments in the same area cost several hundred to over a thousand ringgit more a year. If you plan to live here more than ten years, that saving is real.

Cash-flow investors seeking local tenants and focused on yield

The EdgeProp implied yield of 6.23% is in the upper tier of this list, and tenants come from the local working population of Bukit Indah and western Johor Bahru rather than resting on a narrative. But note the contradictory unit counts (EdgeProp records 42 units, the underlying records 400): confirm the actual unit count and the number of vacant units with the management office first, then calculate net yield using the three lowest actual rents in the same size band on mudah.my.

Not suitable for: foreign buyers, and anyone betting on the RTS or a Singapore narrative

Non-Malaysian buyers; or investors whose exit logic is that Singaporeans will take the unit off their hands

Foreigners are restricted by Johor's RM1 million threshold, and total prices here are far below it, so they cannot legally buy. The idea that Singaporeans will take the unit off your hands does not hold here either: the project is 20–25 km from the RTS and the Causeway, and it is not as close to the Second Link as Bukit Indah and Medini, so tenants and buyers are mainly local. Value it by working back from local salary levels, not from Singapore purchasing power after currency conversion.

What I will not hide from you

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

Large layouts are a price black hole: a 2,239 sq ft unit once transacted at RM223 psf

EdgeProp records the project's historical low as a 2,239 sq ft unit transacted at RM223 psf in March 2024, while a 1,399 sq ft unit transacted at RM600 psf in November 2025 — the same building, a 2.7-times difference in psf. The buyer and tenant pool around Nusa Idaman is mainly mid-to-low budget; units above 2,000 sq ft carry a high total price and cannot command proportionate rent, so the price per square foot is pushed extremely low. What this actually means for you: buying a large layout, you think you are getting a cheap psf, but when you sell the buyer pool may be so small that you wait one to two years, and the next buyer will use that RM223 psf transaction to beat you down.

If you are considering a unit above 1,500 sq ft, first count the number of listings in that size band on PropertyGuru and iProperty and how long they have been listed. For anything still listed after more than six months, take those asking prices and cut a further 20% as your maximum offer.

Zero resident reviews on PropertyGuru, so management quality cannot be checked at all

This project has 0 reviews on PropertyGuru — no resident has publicly written about living there. On top of that, the project sits inside Nusa Idaman rather than on a trunk road, so you cannot see the actual condition by driving past. What this actually means for you: lift waiting times, leaks, parking discipline, how quickly the management office responds, and the upkeep of common facilities can only be assessed by going there yourself, with no third-party information to cross-check against.

At the viewing, insist on doing three things: (1) walk one full circuit of the basement car park and the common corridors on at least two floors, looking at cleanliness, lighting and water-seepage marks; (2) stand in the lobby during the evening rush and wait for a lift once, timing it; (3) ask the management office (JMB/MC) for the audited financial statements for the past two years and the minutes of the most recent annual general meeting (AGM) — read the statements for the sinking fund balance and the maintenance fee collection rate, and the minutes for what owners actually complained about.

Contradictory unit counts (42 vs 400), which distorts your reading of liquidity and maintenance fees

EdgeProp and PropertyGuru both record this project's "Total Units" as 42, but the underlying records and material from the developer's side record 400 units. This is not a trivial difference: on 42 units, the 55 sale listings on PropertyGuru would exceed the total unit count, which is plainly impossible; on 400 units, sale listings are about 14% and the 39 rental listings about 10%, which are reasonable figures. More importantly, it affects the maintenance fee — the fewer the units, the more expensive the fixed cost of common facilities per unit, and the heavier any major-works levy.

Ask the management office (JMB/MC) for the actual unit count registered with the strata management body, the current number of vacant units, and the maintenance fee rate per square foot. Only once you have those three numbers do you really know what you are buying.

Not close to the RTS, the Causeway or the Second Link, so the commuting position is unclear

The project is about 20–25 km from Bukit Chagar RTS station and the Causeway checkpoint (a 25–30 minute drive), roughly a 15–20 minute drive from the Second Link, and roughly a 5–10 minute drive from the Bukit Indah commercial area. In other words, it is neither a first choice for Singapore commuters (Bukit Indah and Medini are closer to the Second Link) nor an option for city-centre commuters. Its position is as a high-rise inside the Nusa Idaman residential area, with tenants and buyers who are mainly local. What this actually means for you: do not value it on the logic that Singaporeans will take it off your hands.

Ask the agent to list the project's actual transaction records over the past 24 months together with buyer backgrounds (local or foreign). If the transactions are all local buyers, work back from local salary levels to set the price ceiling for this building, rather than from Singapore purchasing power after currency conversion.

Eleven years old, entering the period when maintenance spending climbs

The project was completed in 2015, so by 2026 it is eleven years old. High-rise residential buildings face lift overhauls or replacement, water pump replacement, repainting of the external facade and re-waterproofing of the pool between years 10 and 15. That money comes out of the sinking fund; when the sinking fund is short, management can only raise the maintenance fee or impose a special levy on owners, and a new owner pays it just the same. If the actual unit count here is on the low side (see the point above), the levy per unit will be higher still.

Ask the management office for the audited financial statements for the past two years and look at the sinking fund balance and the maintenance fee collection rate (below 80% is a warning sign), and establish exactly which year the lifts and water pumps were last overhauled, along with the budget and timetable for the next one. Discount that potential expense into your offer.

Foreigners are restricted by Johor's RM1 million threshold and cannot buy at this price point

The project is in Taman Nusa Idaman, not within the Medini zone, so the Medini exemption from the minimum price for foreign buyers does not apply — foreigners must meet Johor's RM1 million minimum purchase price for residential property. The project's median transacted price is only RM397 psf, and on the common layouts total prices mostly fall between RM350,000 and RM550,000, far below the threshold. Costs have also risen in 2026: MOT (memorandum of transfer) stamp duty for non-citizens is a flat 8% from 1 January 2026, and the Johor state foreign-investment approval fee is 3% with a minimum of RM30,000 from 1 July 2025.

If you are a foreigner, have a conveyancing lawyer confirm in writing before you sign anything whether the transacted price of that unit meets Johor's current minimum threshold for foreign buyers. If it does not, you cannot buy it, and any claim that "there is a way around it" or that you can "buy through a company" must be verified by your own lawyer first. Do not pay a deposit.

The number matters for two reasons: first, it is the denominator when you work out the share of units listed for sale (on 400 it is 14%, which is healthy; on 42 it is absurd); second, it is the base over which maintenance fees and major-works levies are spread — the fewer the units, the more each one pays. Before placing a booking, ask the management office (JMB/MC) to produce the actual unit count registered with the strata management body, the current number of vacant units, and the maintenance fee rate per square foot.

Why is Idaman Residence's transacted psf so much lower than the rest of the area?

It is mainly location and product positioning, not a quality issue. The project sits inside Taman Nusa Idaman, not in the core of the Bukit Indah commercial area, and not in a location with a narrative like Medini or Puteri Harbour; tenants and buyers are almost all local, so prices are set by local salary levels. The EdgeProp median of RM397 psf over the past 48 months, with a range of RM350–455 psf, is indeed the lowest tier against Horizon Residence (RM439 psf), Sky Loft (RM481 psf) and Sky View (RM506 psf) in the same area. Seen the other way, its implied rental yield of 6.23% is also among the highest on this list — the purchase price is low while rents hold up. For buyers whose objective is cash flow, that is not a drawback; for buyers expecting capital appreciation, be clear that there is no external narrative here to push prices up.

Is this a standard apartment or a serviced apartment? How much difference does it make to my costs?

PropertyGuru lists the product type as Apartment (a standard apartment), not Service Residence (a serviced apartment). The difference is paid every year: serviced apartments are usually built on commercial title, so electricity is billed at commercial rates (roughly 50% higher than residential), the minimum monthly water charge is about RM35/month commercial versus about RM6/month residential, and the assessment rate is typically 1.5–2 times that of a residential condominium. On a unit with a total price of RM400,000, those differences can amount to several hundred to over a thousand ringgit a year, which is no small proportion of rental income. In practice, though, the actual classification on the assessment bill and the electricity bill governs — at the viewing, ask the seller for the most recent assessment bill and the last three months of TNB electricity bills to check, rather than relying on the website classification alone.
