Shop lots in Senai, Johor Bahru

An airport and logistics town in the middle of Johor’s data-centre build-out. The widest rent band on this list, because a shop by the terminal and a shop in the old town are different businesses.

Why this strip is busy

The demand engines — and what each one actually pays for.

01

An airport that operates all day

Senai runs staff shifts, freight and passenger traffic across the whole day, not just a lunch peak.

02

The data-centre build-out

Northern Johor’s data-centre and logistics investment is adding construction and operations jobs that did not exist five years ago.

03

Two completely different markets in one town

A unit near the terminal and a unit in the old town are different businesses at different rents. Choose deliberately.

03

What Senai has that the others do not

Not “advantages” — structural facts a competing location cannot copy.

01

An international airport that cannot move

Senai is permanent infrastructure with a fixed catchment of staff, freight operators and travellers.

Nearest rivalBandar Putra Kulai has residents but no airport.
02

The only genuine growth employment story on this list

Data-centre and logistics investment is adding jobs. Everywhere else on this list, employment is flat.

Why it mattersNew jobs are the only reliable source of new demand.
03

A logistics tenant pool with heavy fit-out

Freight and customs operations do not relocate casually. Turnover is low.

Trade-offThey also negotiate hard on rent.

Ethnic composition

2022 citizen electoral roll for the P.163 Kulai federal constituency, which contains this precinct. The roll counts registered voters only — it excludes non-citizens (migrant workers, Singaporeans, expatriates) and everyone under 18. Source: ElectionData.MY.

Chinese49.0%
Malay & Bumiputera38.2%
Indian11.6%
Others1.2%

Kulai is the most Chinese-plurality seat in this series at 49.0%, against 38.2% Malay and Bumiputera. That is the opposite of what most people assume about a district north of the city, and it means a Chinese-cuisine or non-halal concept has a real base here — though the airport and industrial workforce it also serves is heavily Malay and migrant. On top of the roll, the airport, logistics and data-centre workforce includes a large migrant population that no electoral roll counts.

How to read these numbers. Asking rents are compiled from live portal listings as at September 2026. Transacted prices are from brickz.my (JPPH records) and each carries its own window, stated in the table above — some windows are more than a year old, so treat them as a floor for negotiation, not as today’s market. All figures are indicative only. Rent is quoted gross and excludes assessment, quit rent, fire insurance, service charge and 6% service tax on commercial rent where applicable (the rate was cut from 8% on 1 January 2026, and only landlords above RM1 million annual turnover must charge it). Standard terms are 2 + 1 years, two months’ deposit plus half a month utility deposit, and one to three months rent-free fitting-out on ground floor units.

The honest assessment

Every agent will tell you the first column. Read the second one twice.

What genuinely works
  • An international airport five minutes away. Permanent infrastructure with an all-day catchment.
  • The only real employment growth on this list. Data-centre and logistics investment is adding jobs.
  • A logistics tenant pool with low turnover. Heavy fit-out keeps freight tenants in place.
  • Entry from RM750,000. Among the cheapest on this list for a unit with real traffic.
What you should price in
  • No published transaction data. We could not retrieve a commercial series for Senai. Every price here is an asking price — commission a valuation.
  • An RM1,500 to RM13,000 rent band is not one market. Nearly nine times between floor and ceiling. Verify the specific unit’s traffic yourself; the band tells you almost nothing.
  • Under Kulai Municipal Council. MPKu, not MBJB or MBIP. Licensing timelines and fee schedules differ — verify before you budget.
  • The data-centre story is construction-weighted. Building a data centre employs far more people than running one. That employment ends.
  • Thirty-five minutes from Johor Bahru. This is a Kulai-district location with Kulai-district spending power.

What it actually costs to open here

Rent is the number everyone quotes. It is rarely the number that kills the deal — the fit-out is.

Capital needed to open a ground-floor F&B unit at RM7,200/month
ItemAmount (RM)Basis
Fit-out — full F&B with kitchen231,000 – 539,000RM150–350 psf on 1,540 sq ft. Kitchen exhaust, grease trap and M&E are what push it up.
Fit-out — basic retail (indicative)150,000 – 280,000Mid-range commercial guidance; no retail-specific Malaysian benchmark is published.
Deposits — 2 months + 1 advance + ½ utility25,200The Malaysian “2 + 1 + ½” convention, payable before you touch the unit.
Stamp duty on the tenancy345 (1 yr) / 1,035 (3 yr)RM1 per RM250 of annual rent for ≤1 year; RM3 for 1–3 years. The RM2,400 exemption was abolished in January 2025.
Legal fee — tenancy agreement2,160Solicitors Remuneration Order 2023, Second Schedule: for a tenancy at RM10,000/month or less, 30% of one month rent (min RM500). Above RM10,000/month the rate steps down to 15–25%. A lease (term over three years, common on commercial units) is charged separately and higher — 60% of one month rent up to RM10,000, then 30–50%.
Agent commission01.25 months rent, paid by the landlord by convention. A tenant paying this is being overcharged.
TNB three-phase connection + deposit4,300 – 6,900RM1,700 connection plus RM2,600–5,200 deposit at 10–20 kW. Deposit earns 2.5% p.a. and is refundable.

15%Rent at 15% of revenue means RM7,200 rent needs RM48,000 a month — about RM1,600 a day.
HEADSAt an average spend of RM35 a head, that is 45 paying customers a day, every day.
