The demand engines — and what each one actually pays for.

01

About 24,000 students across UTM (Johor and KL campuses) on the other side of the gate

UTM is one of Malaysia’s largest campuses and its main gate opens onto this strip. That is a demand floor no marketing budget can buy.

03

What Taman Universiti has that the others do not

Not “advantages” — structural facts a competing location cannot copy.

01

A campus of 24,000 that cannot relocate

UTM has been here since the 1980s. A university is permanent infrastructure, not a tenant that can leave when rents rise.

Nearest rivalSkudai town and Sutera Utama compete for staff, not students.
02

The healthiest yield in the western corridor

4.5–5.5% gross against 2.8–3.8% at Sutera Utama. Low entry price and reliable demand are an unusual combination.

Why it mattersThis is one of the few Johor precincts where the rent actually services the loan.
03

An international student body with unmet demand

About 5,000 international students want cuisines, services and price points the local strip does not fully serve.

Trade-offInternational students may work only 20 hours a week, and only during breaks.

Ethnic composition

2022 citizen electoral roll for the P.161 Pulai federal constituency, which contains this precinct. The roll counts registered voters only — it excludes non-citizens (migrant workers, Singaporeans, expatriates) and everyone under 18. Source: ElectionData.MY.

Chinese40.3%
Malay & Bumiputera45.9%
Indian12.2%
Others1.6%

A near-even seat: 45.9% Malay and Bumiputera to 40.3% Chinese, with 12.2% Indian. That balance is why the Skudai and Pulai strips sustain a hawker economy and a halal one side by side, and why single-community positioning leaves a large share of the market on the table. On top of the residential roll, UTM’s own student body is more Malay and more international than the surrounding constituency — and students, not householders, are the majority of your daily covers.

How to read these numbers. Asking rents are compiled from live portal listings as at September 2026. Transacted prices are from brickz.my (JPPH records) and each carries its own window, stated in the table above — some windows are more than a year old, so treat them as a floor for negotiation, not as today’s market. All figures are indicative only. Rent is quoted gross and excludes assessment, quit rent, fire insurance, service charge and 6% service tax on commercial rent where applicable (the rate was cut from 8% on 1 January 2026, and only landlords above RM1 million annual turnover must charge it). Standard terms are 2 + 1 years, two months’ deposit plus half a month utility deposit, and one to three months rent-free fitting-out on ground floor units.

The honest assessment

Every agent will tell you the first column. Read the second one twice.

What genuinely works
  • A 24,000-student demand floor. UTM’s main gate opens onto this strip and the university is not going anywhere.
  • The healthiest yield in the western corridor. 4.5–5.5% gross at a RM1.1 million median.
  • The lowest entry price in Tier 2. RM670k–1.2M for an intermediate unit.
  • Unmet international-student demand. About 4,000 students whose cuisines are underserved.
What you should price in
  • Semester breaks gut the trade. June to August and December are materially quieter. Model on roughly nine trading months, not twelve.
  • A price-sensitive customer sets your ceiling. Average student spend is RM12–30. Premium concepts do not work here even though the rent is low.
  • Student labour is legally restricted. International student-pass holders may work a maximum of 20 hours a week and only during breaks longer than seven days. Do not staff on that assumption.
  • Sutera Utama takes the staff spend. Eight minutes away and materially more attractive for a family meal.
  • No cross-border or premium layer. This is a single-segment market. If student numbers fall, there is no second customer.

What it actually costs to open here

Rent is the number everyone quotes. It is rarely the number that kills the deal — the fit-out is.

ItemAmount (RM)Basis
Fit-out — full F&B with kitchen231,000 – 539,000RM150–350 psf on 1,540 sq ft. Kitchen exhaust, grease trap and M&E are what push it up.

Above RM10,000/month the rate steps down to 15–25%. A lease (term over three years, common on commercial units) is charged separately and higher — 60% of one month rent up to RM10,000, then 30–50%.
