Ignore the numbers on KSL’s Avery Park page
KSL’s website has an Avery Park page, but at the time of reading it showed a size range of 2,447–4,798 sq ft and a figure of RM3,000 — data that matches neither the building nor a sale price and looks like a rental placeholder. Use the building’s strata records and recent transactions instead.
On a completed building the questions are practical: maintenance and sinking fund rates, the management’s accounts, arrears, and how the lifts perform in a single 35-storey tower.
What the building has
Pool, jacuzzi, sauna, gym, jogging track, playground, squash and tennis courts, BBQ area, multipurpose hall, minimart, nursery, surau, and 24-hour security with CCTV and card access (PropertyGuru). A 3-bedroom, 2-bathroom layout appears in rental listings; detailed type names were not published.

On the Pasir Gudang side of Johor Bahru. PropertyGenie lists SK and SMK Taman Rinting 2 nearby, Regency Specialist Hospital about 5 km and Pasir Gudang Specialist Hospital about 10 km. No CIQ or RTS distances are published.

For a completed development that matters less than usual, because you can stand in it. Use the map below to find it, then walk the car park, look at the lift lobbies and common areas, and read the notice board. That tells you more about how the place is run than any render.
No register entry found under this name
I searched the National Housing Department register on 22 September 2026 by project name, by Taman Rinting and across the KSL companies’ schemes. No scheme called Avery Park, or a 312-unit tower at Jalan Rinting, appears. It may be registered under a company name or an older scheme title that does not mention Avery Park.
What to do: ask the seller or the management office for the KPKT project code, or check the strata title. With the code you can read the completion record yourself at teduh.kpkt.gov.my/semakan-status-kemajuan.
