A 40′ x 80′ semi-D lot
Each semi-D sits on 40′ x 80′ (3,200 sq ft) of land — wider than the 35′-wide semi-D lots common in Ipoh landed schemes. The developer’s pitch is “bungalow’s elegance at semi-D cost”; the lot width is the measurable part of that.
More than bedrooms and bathrooms
The published room list is 4 bedrooms, 4 bathrooms, a powder room, a utility room and a store room, with en-suite bedrooms that open to private balconies. The Star described each unit with a private outdoor terrace with barbecue and a small outdoor kitchen.
A developer with 35 years in Perak
Team Keris Berhad was incorporated in 1991 and reports 65 completed projects and 35,000 units delivered in Perak. For an Ipoh buyer that track record is easy to check on the ground.
What I can’t confirm yet
The printed completion date was November 2025 (The Star reported Q2 2025 for the Premier release). I have not seen a CCC, the built-up area or the exact site pin. Ask me for all three before you commit.

Team Keris’s own material for the same township describes its roads linking to Bandar Baru Seri Botani to the south, Taman Soong Choon and Rapat Jaya to the north and Pengkalan to the west.

Bungalowdees is leasehold. The particulars list two titles expiring on 29 February 2112 and 4 March 2112, about 85 years remaining in 2026.
How many units are there?
The statutory particulars list 104 units: 102 double-storey semi-detached and 2 double-storey detached houses. The Star reported a 54-unit semi-D release called BungalowDees Premier in January 2025.
What is the lot size and layout?
The semi-Ds sit on 40′ x 80′ (3,200 sq ft) lots with 4 bedrooms, 4 bathrooms, a powder room, a utility room and a store room. Built-up area is not published.
Is it completed?
The printed expected completion was November 2025, but I have not seen a CCC. Ask me and I’ll confirm the current status with the developer.
Can a Singaporean or other foreigner buy here?

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.
The advertisement the developer filed and the housing department approved normally carries the location plan and the unit count and price for each type. A salesperson’s brochure can be reissued. This one cannot.
The drawing that binds the developer is the one attached to your own sale and purchase agreement. Anything on any website is a reference copy — check the schedule to your contract before you sign.
