D’Nuri Residences @ Kwasa Damansara — registered as RESIDENSI SERI NURI
One tower, 492 Rumah Selangorku service apartments on leasehold land in Seksyen U4, Shah Alam, under Majlis Bandaraya Shah Alam. The licensed developer is EXSIM MX4 SDN. BHD. (202201041160 / 1486857-W). Every figure below is attributed. Where the developer’s own microsite disagrees with the Bursa filing, this page shows both.
I reply with the filed particulars and the registry record, not a brochure.

D’Nuri Residences @ Kwasa Damansara at a glance
Twelve facts, each with the source that published it. Where nobody published a figure, the row says so instead of filling the gap.

This page is organised the way a buyer actually asks questions — starting with the one that sends most people to the wrong building.
Nine things about this project that do not add up — and the source for each
None of this is rumour. Every item below comes from a government registry record, a Bursa Malaysia filing, the developer’s own website, or a named published article. Where two of the developer’s own sources disagree, both are shown.
Two different buildings share one brand name
EXSIM has a completed “D’Nuri Residences @ Desa Petaling” in Kuala Lumpur, under DBKL, with live rental listings. This is a new Rumah Selangorku tower in Seksyen U4, Shah Alam, under MBSA, whose contract commenced August 2026. The LPHS coordinates 3.1693 / 101.5656 sit about 20 km from Desa Petaling, in a different jurisdiction. They cannot be the same site.
EXSIM’s own website does not list this project
EXSIM’s corporate development list carries 28 developments, including “D’Nuri Residences” = Desa Petaling, and no Kwasa Damansara D’Nuri at all — and no D’Evia either. The developer’s own website therefore contradicts the developer’s own project microsite about what EXSIM is building. Anyone who starts from exsim.com.my will conclude D’Nuri is in Desa Petaling.
28 storeys, or 29
28 comes through the Bursa-announced Nestcon contract as reported by The Edge, EdgeProp, The Star and Business Today, plus EdgeProp’s own project article and the forum transcription. 29 comes from the developer’s own microsite (“29 levels”). Four independent carriers including a filing against one marketing page: this page uses 28 and tells you about the 29.
No statutory particulars block exists at all
The developer’s project microsite publishes no developer licence number, no APDL, no approving authority, no building plan reference, no tenure expiry, no unit count in a statutory block, no completion date and no selling price range — on any of its pages. KPKT HIMS has no public search and its filed advertisement path needs a licence serial that nobody publishes. A Rumah Selangorku project is taking registrations without them.
There is no filed selling price range to show you
Because no filed advertisement block is reachable, the usual test — is a marketing “from RM” figure below the filed statutory minimum? — cannot even be run. The only figure in existence is the government registry floor, and it appears identically in the LPHS registry, in EdgeProp and in the forum thread. Three sources, one figure, no maximum anywhere.
Floor 7 is asked to do three jobs at once
The forum transcription of developer material says “7 Floors of Podium Parking” with apartments from Floor 7. The developer’s own facilities page puts all 14 facilities on Level 7. Floor 7 cannot simultaneously be the top parking deck, the facilities deck and the first residential floor as stated. The developer does not reconcile it, and neither will this page.
One unit size for all 492 homes
A single 550 sq ft, 2-bedroom, 1-bathroom plate, 246 of it and 246 of its counterpart, over 21 residential floors. That is unusual, and it is worth knowing before you ask about a larger unit. The type codes themselves disagree: two codes in the forum transcription, one in EdgeProp, none on the developer’s own site — and the “(M)” suffix is unexplained everywhere.
Three completion dates, not one of them filed
EdgeProp: Q2 2029. The Bursa construction contract: completion 2 January 2029, which is a contractor’s date and not a handover. The 2023 joint-venture announcement: phase 1 “expected to be completed in 2027”. No filed vacant possession date exists in any public document.
No green certification, no award — and a portfolio claim that belongs elsewhere
No Green Building Index entry and no GreenRE record was found for D’Nuri, Residensi Seri Nuri, or any Kwasa Damansara EXSIM project. No award is claimed by anyone. EXSIM’s corporate claim that 100% of its high-rises are green-certified names only Millerz Square and The Arcuz, names no scheme and no grade, and does not mention this project. The honest category here is nothing at all — not “targeting”, not “provisional”.
What is actually being built, and the dated record behind it
The statistics band carries only figures a named source published. The facilities schedule is the developer’s own Level 7 list, which is unusually good disclosure and is credited as such. The timeline is built from Bursa filings, the state registry and named reporting.
Facilities — all fourteen on Level 7, as the developer’s own schedule assigns them
Credit where it is due: the developer publishes a numbered, level-by-level facilities list in text, not only as a graphic, and assigns every one of the fourteen to Level 7. Source: the developer’s own facilities page, read on 2 October 2026.

Named in the gallery but NOT in the developer’s Level 7 schedule

- Ruang Menunggu (waiting lounge) – a gallery label only, no level assigned
- Pintu Masuk Utama (main entrance) – an arrival feature, not a facility
- EdgeProp additionally words the same deck as having an “open lawn”, “landscaped gardens” and a “relaxation area”. Treated here as EdgeProp paraphrase of the developer’s fourteen, not as extra facilities.
Not published for facilities, therefore not on this page
- Total podium facility deck area
- What floors 1 to 6 contain
- How “7 Floors of Podium Parking” reconciles with apartments starting on Floor 7 and all 14 facilities sitting on Level 7 – the developer does not reconcile this
- Total car park bay count, visitor bays, motorcycle bays, EV charging provision
- Lift count and lift-to-unit ratio
- Any retail, nursery, laundry, mini-market, guard house or management office provision
- Whether any facility is “space only” or shell, as has been found at a neighbouring project
Dated record — filings, the state registry, and named reporting
One size, 492 times — and the schedule that does not exist
There is no filed built-up schedule for this project, so there is no filed figure for built-up area, bedroom or bathroom count, car park allocation, or per-type unit count. What follows is the marketed schedule, with each source named and each disagreement shown.
Type A — 550 sq ft
The one layout the developer describes in words: “550 kaki persegi ruang kehidupan kontemporari” — 550 sq ft of contemporary living space, with a living and dining area, a kitchenette and a balcony. Built-up and the 2-bed / 1-bath count are corroborated by EdgeProp and the microsite. The 246-unit count and the type code itself come from the forum transcription of agent material, not from the developer. EdgeProp gives one car park per unit; the developer and the forum are silent on car park allocation.
Ask for the Type A floor planType A(M) — 550 sq ft
This type code appears in exactly one source — the forum transcription — and in no other. EdgeProp names only “Type A”; the developer’s microsite names no type codes whatsoever. 246 plus 246 gives 492, which matches the registry’s unit count, and that arithmetic is the only support the split has. The “(M)” suffix is not explained by any source. It is commonly a mirrored layout elsewhere in the market, but because nobody says so here, this page does not say so.
Ask what “(M)” meansWhat a filed built-up schedule would tell you — and does not, here
Gross and net floor area. Balcony size. Ceiling and floor-to-floor heights. Whether units are bare, partly or fully fitted, and what kitchen, wardrobe or air-conditioning provision comes with them. Orientation and facing of either type. Lift count and lift-to-unit ratio. Total car park bay count, visitor bays, motorcycle bays and EV charging. Plot ratio and building setbacks. None of these is published by the developer, by the state registry, in any Bursa filing, or on any portal. They are exactly the questions I will put to EXSIM MX4 in writing on your behalf.
Send me these questions in writingUnit-of-measurement note, flagged as mine and not as filed fact: the forum source prints “550 sq m (51 sq m)”, which is internally impossible. The intended reading is 550 sq ft = 51 m², and 51.1 m² is my own conversion, not a published figure. This is marketing information. It is not a price list, not a quotation and not an offer.
Artist’s impressions, with the subject of each one stated

All ten images come from the developer’s own artist-impression set, and every subject above is confirmed by the developer’s own file title — none is inferred from a filename alone. The developer’s disclaimer page states, verbatim, that all information and visuals including measurement, features, materials, specifications, plans, drawings, images and presentation of interiors, furniture and fittings layout, landscapes, roads, access, scale models and show units “are artist’s impressions/renderings for illustration purposes only”. No site progress photograph with a date is published by anyone, and no floor plate or key plan is published in retrievable form.
Ask me for the current site photographsKwasa Damansara, Seksyen U4, Shah Alam — and the one distance anyone publishes
The pin below is the filed coordinate from the Selangor LPHS eHartanah project record, not a guess. It is what settles the Desa Petaling confusion: 3.1693 N, 101.5656 E sits inside the Kwasa Damansara township in Petaling district, about 20 km from Desa Petaling in Kuala Lumpur.
The street name comes from the Bursa Malaysia construction announcement. The exact PT or lot number for D’Nuri’s own parcel is not published — PT 57026 is the filed address of the neighbouring D’Evia parcel, not of this one.
The only distance anyone publishes
- MRT Kwasa Sentral — within about 400 m. The developer’s own location page says it in Malay, verbatim: “Stesen MRT Kwasa Sentral terletak dalam lingkungan 400 meter”.
- EdgeProp repeats “less than 400 metres” and then hedges its own figure in the same article as “400–600 metres depending on the access point”. Both wordings are shown because both were published.
- The developer positions the scheme as a Transit-Oriented Development (TOD). That is its own word, and the ~400 m figure is the only thing behind it.
Distances no source publishes — therefore not on this page
- MRT Kwasa Damansara, the Putrajaya and Kajang line interchange — not even named with a distance
- Sungai Buloh KTM and MRT
- Any highway or interchange: NKVE, LDP, DASH, Guthrie Corridor, Jalan Kuala Selangor
- Any shopping mall whatsoever
- Any school, kindergarten, international school or university
- Any hospital or clinic
- Kuala Lumpur city centre and KL Sentral
- KLIA and Subang (Sultan Abdul Aziz Shah) airport
- Shah Alam city centre, Damansara, Kota Damansara, Petaling Jaya
- Kwasa Damansara’s own town centre (KDCC), and any park inside the township

- Street: Jalan Tasik Kenyir U4/21A, Kwasa Damansara, Seksyen U4 — Bursa Malaysia announcement
- Land area: 1.511 acres, reported by EdgeProp and the forum transcription. The LPHS record prints no land area, so this is marketing-sourced, not filed.
- MBSA building plan approval reference: not published. D’Nuri’s PT or lot number: not published. Flood history, surrounding land use and what is planned on the four adjacent joint-venture blocks: not published.
Two warnings worth carrying on a public page. First, the neighbouring Tujuh Residences in the same township publishes three distances of its own; those belong to Tujuh and have not been transplanted here. Second, PropertyGenie prints the sibling D’Evia’s address as Damansara Perdana / Empire City, Petaling Jaya, roughly 10 km from the Bursa-filed Seksyen U4 address — so portal addresses for Kwasa Damansara projects are unusable, and none has been used here. Density, if you want it honestly: 492 units on the reported 1.511-acre parcel is about 326 units per acre. Dividing the same 492 units by the 15.91-acre joint-venture masterplan would give a flattering figure that is arithmetic abuse, because 14.4 of those acres carry four other blocks.
Statutory register — RESIDENSI SERI NURI, and the block that does not exist
Malaysian law requires a licensed housing developer to file and display statutory advertisement particulars, and that filing is public. For this project no such filing is publicly reachable. KPKT HIMS has no public search and its filed-advertisement path requires the developer licence serial, which no source publishes; KPKT TEDUH exposes no usable public project search; and the developer’s own microsite carries no statutory particulars block on any of its pages. So instead of pretending to a filing, the three columns below set out, unedited, exactly what the three sources that do exist publish — and exactly what each one leaves blank. Primary source for column A: the Selangor LPHS eHartanah project record. Column B: the Bursa Malaysia announcements and the Nestcon contract announcement of 3 August 2026 as reported by The Edge, EdgeProp, The Star and Business Today. Column C: the developer’s own project microsite, read page by page on 2 October 2026.

Read the columns together, not separately. Column A is the only government record of the scheme and it is where the registered name, the licensed developer, the local authority, the tenure, the 492 units and the registry price floor come from. Column B is where the construction reality and the developer’s company number come from. Column C is the marketing, and it is the only one of the three that mentions storeys, facilities, a distance or eligibility — which is also where the 29-storey disagreement comes from.
The RM270,000 figure in column A is a public government registry price band — specifically a Rumah Selangorku control-price floor printed on the Selangor housing board’s own project record. This is marketing information. It is not a price list, not a quotation and not an offer. No filed statutory Unit Selling Price minimum and maximum exists in any publicly reachable document for this project, and no maximum of any kind is published by anyone. The figure that governs what you pay is the price list and the SPA at the sales gallery.
Can a foreigner buy here?
Treat this as a citizens-only scheme until EXSIM MX4 says otherwise in writing. Rumah Selangorku is a Selangor state affordable-housing scheme and the developer’s own eligibility wording requires Malaysian citizenship, but no source states the foreign-ownership position for this specific project explicitly, so this page does not assert one. The state thresholds, for context: Selangor Zone 1 and Zone 2 — RM2,000,000, and strata property and gated landed strata only. Selangor Zone 3, meaning Hulu Selangor and Sabak Bernam — RM1,000,000. Kuala Lumpur and the Federal Territory sit at RM1,000,000 with EPU consent. A Rumah Selangorku unit priced from RM270,000 sits far below the Selangor threshold in any case, which is a second reason the question is unlikely to be answered yes. Ask me and I will put it to the developer in writing.
Construction progress — what percentage is built?
No built-percentage figure is published by any source — not by the developer, not by the state registry, not in any Bursa filing. What is on the record is that the main-works contract commenced 3 August 2026 and runs 29 months. No dated site progress photograph is published either. Ask me and I will go and look.
What this page does not publish, and why
Louis’s standing policy, applied to every project page on this site: no discount, no rebate, no nett price, no promotion, no freebie, no incentive, no commission, no Bumiputera figure, no leaseback or guaranteed-rental rate, and no yield or ROI projection is published here, ever. Those are matters for a conversation, where they can be stated accurately and for your specific case rather than scraped from a page months later. Beyond that, this page also leaves blank everything no named source published — the developer licence and APDL numbers, the MBSA building plan reference, the Schedule the SPA runs under, the restriction in interest and any charge over the land, the PT or lot number, the leasehold expiry and remaining term, any filed price range or built-up schedule, the filed completion date, liquidated damages terms, the joint-venture company and equity split, the car park bay count, what floors 1 to 6 contain, lift counts, ceiling heights, fitting-out level, balcony size, orientation, plot ratio, facility deck area, maintenance fee and sinking fund rates, assessment and quit rent, balloting mechanics and outcome dates, the show unit location and hours, the management company, strata title timing, flood history, and the plans for the four adjacent joint-venture blocks. One more, specifically: a single forum post attaches an ethnic allocation restriction to this project, while the Selangor registry shows 492 of 492 units available with no restriction printed. Single-source and uncorroborated by any government record, so this page states no allocation restriction. Every one of these is a question I will put to EXSIM MX4 in writing for you.
EXSIM MX4 SDN. BHD., and the Kwasa Land joint venture behind the site
The licensed developer of Residensi Seri Nuri is EXSIM MX4 SDN. BHD., company registration number 202201041160 (1486857-W). That name and number are printed on the Selangor LPHS eHartanah project record as Nama Pemaju, in the Bursa Malaysia announcement of the main-works contract, and on the sibling project’s own terms page. The registry files the developer’s address at D-35-01, Level 35, EXSIM Tower, Millerz Square @ Old Klang Road, Kuala Lumpur, names SONYA SIM as the developer’s officer, and lists 0125400919 and 0379631999 as the contact numbers.
It matters that the licensee is not “EXSIM Development Sdn Bhd”. Every property portal that names a developer for either D’Nuri project names EXSIM Development. EXSIM is the brand and the group parent; EXSIM MX4 is the special-purpose company whose name goes on your SPA, whose licence you should ask to see, and against which any statutory recourse runs. Ask for the company number on the agreement and check it reads 202201041160.
The land is Kwasa Land Sdn Bhd township land — an EPF subsidiary — and this parcel sits inside a Kwasa Land / EXSIM joint venture announced on 8 March 2023 over 15.91 acres, for five blocks of serviced apartments with a reported RM1.6 billion gross development value, which the announcement said was “expected to provide homes for over 10,000 people” and expected phase 1 to complete in 2027. The joint-venture company’s name is not published, and neither party publishes its equity share. Residensi Seri Nuri (492 units, 28 storeys, a reported 1.511 acres) and D’Evia @ Kwasa Damansara (440 units, 32 storeys, a reported 2.014 acres) are two of those five blocks, and EXSIM MX4 Sdn Bhd is the employer named in both blocks’ Bursa-announced main-works contracts.
On construction: Nestcon Builders Sdn Bhd, a unit of Nestcon Bhd, was awarded the RM74.52 million main-works contract for a 28-storey affordable apartment block on Jalan Tasik Kenyir U4/21A, commencing 3 August 2026 for 29 months, with contract completion 2 January 2029. The Bursa announcement does not print the project’s trade name, so the identification of that contract as this project is a reported inference, resting on the same employer, the same street, 28 storeys rather than D’Evia’s 32, and the “affordable” designation that matches the Rumah Selangorku scheme. The sibling D’Evia block’s main works went to a Taghill Holdings unit for RM133,000,000 over 28 months.
On certification and awards, the honest answer is nothing at all. No Green Building Index entry and no GreenRE record was found for D’Nuri, for Residensi Seri Nuri, or for any Kwasa Damansara EXSIM project, and no award of any kind is claimed for this project by the developer or by anyone reporting on it. EXSIM does make a corporate portfolio claim, reported in June 2026, that 100% of its completed and ongoing high-rise developments are green-certified — but that claim names only Millerz Square @ Old Klang Road and The Arcuz @ Kelana Jaya, names no certification scheme and no grade, and does not mention this project or this township. It is a claim about other buildings and it is recorded here as one.
One last thing about sources, said plainly because it affects how you should treat anything you read about this project online. The developer markets Residensi Seri Nuri from a standalone microsite rather than from exsim.com.my, and EXSIM’s own corporate development list does not contain a Kwasa Damansara D’Nuri at all. On top of that, when the microsite was checked on 2 October 2026, its genuine project pages served genuine project content, but one path on it — the contact page — was serving unrelated third-party online-gambling advertising with mismatched metadata, which means the domain was not reliably under developer control on every path. That is why this page links only the two specific microsite pages whose content was verified, and cites the rest without a link. Before you register anything or send anything, come through me.
Developer and joint-venture particulars read from the Selangor LPHS eHartanah project record and from Bursa Malaysia announcements as reported by The Edge, EdgeProp, The Star and Business Today, on 2 October 2026. Green Building Index directory and GreenRE checked on the same date with no entry found for this project.
