Six things to know about Kerian Grandeur before you enquire
Four are reasons a manufacturer, a workshop owner or a distributor serving north Perak and south Penang would shortlist it. Two are cautions, and here they matter more than the reasons, because almost everything known about the scheme comes from a single listing.
Freehold, with a title for each lot
The listing describes the factories as freehold with individual industrial titles, and as non-Bumiputera lots. A separate freehold title for each lot is what a bank wants to see for a factory loan, and it lets you sell or pass on one lot without reference to the neighbours. A listing is not a title, so the tenure, the land-use category and any restriction in interest still have to come out of your solicitor’s search.
Far more land than building
The listed built-up area is 7,330 sq ft over two storeys, on lots of 17,750 to 20,064 sq ft. That is roughly 2.4 to 2.7 times as much land as floor space, and because the floor space is spread over two levels, the building covers an even smaller share of the ground. The open land around it is where lorries turn, containers wait and stock is stacked.
Power and floor loading stated up front
The listing gives a 150 amp supply that can be upgraded to 200 amp, and a floor loading of 2 tonnes per square metre. Those two figures decide whether your machines and your racking can go in without extra work. Ceiling height, the number of roller shutters and the column spacing are not published, and I will ask for them together with the drawing.
On the old trunk road, between two toll plazas
The site lies beside Federal Route 1, the trunk road that joins Parit Buntar and Bagan Serai. In a straight line it is 7.4 km to the Bandar Baharu toll plaza and 9.3 km to the Alor Pongsu toll plaza on the North-South Expressway, 3.6 km to KTM Bagan Serai station and 20.4 km to Batu Kawan Industrial Park. Kerian is also the district chosen for the Kerian Integrated Green Industrial Park, which Sime Darby Plantation and PNB were reported in May 2024 to be co-developing; I give no distance to it because its boundary is not something I can pin.
The developer is not named in public
The listing does not name the company behind Kerian Grandeur, and I found no developer website, newspaper report, council notice or register record under the name. Do not pay anything until you have seen the developer’s name, the land title and the approved layout plan from the Kerian District Council. I will ask for all three.

In Kerian District, the northernmost district of Perak, on the east side of Federal Route 1 between Parit Buntar and Bagan Serai — 3.6 km in a straight line from KTM Bagan Serai station, 8.6 km from KTM Parit Buntar station and 7.4 km from the Bandar Baharu toll plaza on the North-South Expressway.
There is no register record or developer map to take coordinates from, and the listing gives none. The pin is the centre of the area drawn on OpenStreetMap as a construction site named ‘Kerian Grandeur’. The outline drawn there measures about 8.5 acres by my own measurement, which agrees with the listed 8 acres. Distances are straight-line from that point; I will correct the pin once the lot numbers are confirmed.

About the developer
The developer’s name is not published. The one listing for Kerian Grandeur does not name the company, no project website or brochure is in public view, and the name does not appear on the national housing register, which does not cover factories in any case. The name will be confirmed on the sale and purchase agreement.
What can be said is how the scheme has appeared in public: a signboard on the land, which is how the name reached the open map by January 2025, and a selling agent’s listing in March 2025 describing 14 semi-detached factories. The housing developers active around Parit Buntar and Bagan Serai do not list this scheme on their websites, so I will not guess at a name.
When you cannot yet look a developer up, four documents do the work a track record normally does: a company search on the developer, the land title showing who owns the lots and whether the land is charged to a bank, the planning approval and layout plan from the Kerian District Council, and the draft sale and purchase agreement with its delivery date and late-delivery damages. Which lot should I choose?
The building is listed at one size, so the choice comes down to the land: 17,750 to 20,064 sq ft. If lorries have to turn inside your compound or goods are stored outdoors, the larger lots earn their keep; if you only need the floor space, a smaller lot does the same job.
Then look at position along the strip. A lot beside the entrance is easier for visitors and deliveries to find, while an inner lot sees less passing traffic. The site plan that would show this is not published, so I will get it before you decide.
What is the price and what are the monthly charges?
There is no public price information I will quote. An industrial scheme is not on the housing register, so there is no government permit band, and I do not repeat figures from property listings.

Nexus Industrial Hub, across the state border at Jawi in south Seberang Perai, is the larger scheme with 40 units of 4,998 to 8,172 sq ft built-up; Kerian Grandeur is listed as 14 units of 7,330 sq ft on lots of 17,750 to 20,064 sq ft.
Choose by where your customers and workers are. Jawi sits beside the Penang industrial belt; Kerian Grandeur is in Perak, on the trunk road between Parit Buntar and Bagan Serai. The other difference is information: that scheme has a named developer, and this one does not yet.
Is the location practical for staff, and can I rent the factory out?
For staff: KTM Bagan Serai station is 3.6 km from the pin and KTM Parit Buntar station 8.6 km, so workers can come from either town. SJK(C) Wai Sin is 4.4 km away and Hospital Parit Buntar 8.7 km, all straight-line.
For renting: I do not quote rental figures. Whether a tenant’s activity is allowed depends on the approved industrial category of the lot and on any conditions the developer sets, so ask me before you buy with a tenant in mind.
