What the permitted price band tells you

The permitted band is RM488,000 to RM1,172,126. By type: double-storey terrace (67 units, about 1,798 to 2,250 sq ft) RM488,000 – RM1,085,280; double-storey semi-detached (2 units, about 2,454 to 2,659 sq ft) RM1,080,400 – RM1,172,126. The terrace range is wide because it covers both intermediate lots and the large corner lots (up to 482 sq m of land). The current price list is a separate document: ask for it by name, with the lot number.

About 40% built: the developer’s August 2026 target has passed

The register records the terraces at 40.3% built and the semi-detached houses at 5%, with the status Lancar — on schedule, no adverse flag. The first SPA was signed on 25 April 2026, so under Schedule G vacant possession is due by 25 April 2028. The developer’s filed advertisement printed expected completion August 2026, which has now passed with the terraces at 40.3%; treat the SPA date, not the brochure date, as the deadline. The percentages are the developer’s own progress returns to the ministry (the statutory 7(f) report).

Note today’s reading and re-check before each progress payment your bank releases. Status vocabulary is fixed: Belum Mula, Lancar, Lewat, Sakit, Siap Dengan CCC / CFO, Permit Telah Dibatalkan. This entry sits in Lancar — no adverse flag.

Foreign buyers: what Perak allows

No. Taman Simpang Permaisuri is freehold, and since September 2023 Perak does not allow foreigners to buy freehold property, whatever the price.

Perak’s rules for foreign buyers, as summarised in the Malaysian Bar’s Circular 444/2024 (state table as at October 2024): since September 2023 non-citizens and foreign companies may not acquire freehold property in Perak. On leasehold land a home must be bought direct from the developer — residential sub-sales to foreigners are not permitted. Minimum prices: Zone 1 (Ipoh) RM700,000 landed / RM500,000 strata; Zone 2 (Manjung, Taiping, Teluk Intan, Tanjong Malim, Kampar, Batu Gajah, Kuala Kangsar) RM500,000 landed / RM350,000 strata; Zone 3 (Kerian, Perak Tengah, Tapah, Pengkalan Hulu, Gerik, Lenggong, Selama) RM300,000 landed / RM350,000 strata. Commercial property needs at least RM1,000,000 (Zone 1–2) or RM800,000 (Zone 3). State Authority consent is always required, and Bumiputera-quota lots are not open to foreign buyers. These rules change: confirm the current position in writing with a Perak conveyancing lawyer before you pay anything.

About Supreme Infinity Land Sdn Bhd and Supreme Group

Start with the fact you can check yourself. The developer is Supreme Infinity Land Sdn Bhd, of No. 33A, Jalan PT 1, Taman Puncak Taiping, 34000 Taiping, as printed on its advertisement filed with the housing ministry; its company number, 1208302-K, is printed on the flyer for its Kuala Kangsar scheme. On the government housing register it is licensed developer no. 20116, with licence 20116/05-2029/0197(A) valid to 7 May 2029.

It is part of Supreme Group (established 2016), whose sales material lists eight companies, including Toplite Development (developer of Taman Kamunting Permaisuri). The register confirms one earlier scheme under this licence: entry 20116-1, 20 single- and double-storey terraces in Kuala Kangsar, completed with CCC on 1 March 2024. The group also lists joint-venture commercial work at Pasir Bogak, Pangkor, and housing in Jerlun.

On 8 October 2026 the register shows this scheme Lancar. I could not find an official website for the company or the group.

The advertisement filed with the ministry is headed Taman Pengkalan Jati and marks the site as Taman Simpang Permaisuri. Search the register under either name.

When will it be completed?

Vacant possession is due by 25 April 2028 under the first SPA. The developer’s filed advertisement expected completion in August 2026, but on 8 October 2026 the register showed the terraces 40.3% built and the semi-detached houses 5%, status Lancar (on schedule).

No guardhouse or gated perimeter is advertised, and no maintenance fee is published. You will pay assessment to Majlis Perbandaran Taiping and quit rent to the land office.

How much can I borrow?

For your first and second residential property, Malaysian banks generally lend up to 90% of the price, subject to your income and credit record. During construction the bank releases the loan in progress payments, so check the register before each one.

How do I view the scale model?

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.
