On the government housing register this scheme is not entered as Taman Sejahtera: entry 20116-1 carries the developer’s company name, Supreme Infinity Land Sdn. Bhd., as the registered name. Its 10 single-storey and 10 double-storey terraces in Kuala Kangsar match the 20 houses of Taman Sejahtera (“Kangsar Height” on the flyers), and the advertisement filed with the entry is the Taman Sejahtera advertisement. The licence is held by Supreme Infinity Land Sdn. Bhd. (20116). I read the entry on teduh.kpkt.gov.my on 8 October 2026.

What the permitted price band tells you

The permitted band is RM298,000 to RM554,457. By type: single-storey terrace (10 units, about 904 sq ft) RM298,000 – RM461,974; double-storey terrace (10 units, about 1,798 sq ft) RM420,000 – RM554,457. The two bands overlap: a single-storey corner unit can sit above an intermediate double-storey house on the permit, because corner lots here are much larger. The current price list is a separate document — ask for it by name, with the plot number.

The register records both types as 100% built, with the CCC and vacant possession dated 1 March 2024. The percentages are the developer’s own progress returns to the ministry (the statutory 7(f) report). For buyers who signed in January 2022 that is about six weeks after the 24-month SPA date of 17 January 2024, with no extension recorded — if you are buying from a first purchaser, ask whether late-delivery damages were settled.

Also note: the advertising permit expired on 7 May 2024 and no renewal is recorded. A developer needs a valid permit to advertise and sell under the Housing Development Act; ask to see the current one before you book. Status vocabulary is fixed: Belum Mula, Lancar, Lewat, Sakit, Siap Dengan CCC / CFO, Permit Telah Dibatalkan. This entry sits in Siap Dengan CCC — completed.

Foreign buyers: what Perak allows

No. Taman Sejahtera is freehold, and Perak has not allowed foreigners to buy freehold property since September 2023, whatever the price. Kuala Kangsar is in Zone 2 — but the zone does not matter for freehold land.

Perak’s rules for foreign buyers, as summarised in the Malaysian Bar’s Circular 444/2024 (state table as at October 2024): since September 2023 non-citizens and foreign companies may not acquire freehold property in Perak. On leasehold land a home must be bought direct from the developer — residential sub-sales to foreigners are not permitted. Minimum prices: Zone 1 (Ipoh) RM700,000 landed / RM500,000 strata; Zone 2 (Manjung, Taiping, Teluk Intan, Tanjong Malim, Kampar, Batu Gajah, Kuala Kangsar) RM500,000 landed / RM350,000 strata; Zone 3 (Kerian, Perak Tengah, Tapah, Pengkalan Hulu, Gerik, Lenggong, Selama) RM300,000 landed / RM350,000 strata. Commercial property needs at least RM1,000,000 (Zone 1–2) or RM800,000 (Zone 3). State Authority consent is always required, and Bumiputera-quota lots are not open to foreign buyers. These rules change: confirm the current position in writing with a Perak conveyancing lawyer before you pay anything.

Start with the fact you can check yourself. The developer is Supreme Infinity Land Sdn. Bhd., company no. 1208302-K, which its flyer places at No. 5, Jalan Tokong, 34000 Taiping. On the government housing register it is licensed developer no. 20116, with a registered address in Medan Taiping; its current licence is 20116/05-2029/0197(A), valid 8 May 2026 to 7 May 2029.

Its sales kit presents it as part of a Taiping-based “Supreme Group” set up in 2016, listing completed terrace and shoplot schemes in Changkat Larah and Kamunting and current schemes in Simpang and Jerlun. On the register the company has a second entry, 20116-2, which is Taman Simpang Permaisuri in Taiping. I found no company website.

On this scheme the houses were finished and given CCC in March 2024; the paperwork is thinner — a register entry without the scheme name, a lapsed permit, and no statutory particulars beyond tenure on the filed advertisement.

Why can’t I find “Taman Sejahtera” on the register?

Because the entry, code 20116-1, is registered under the developer’s company name, Supreme Infinity Land Sdn. Bhd., not the scheme name. Search the code 20116-1 instead.

Is the advertising permit still valid?

No. Permit 20116-1/05-2024/1536(R)-(L) expired on 7 May 2024 and no renewal is recorded as of 8 October 2026. Ask the developer to show its current permit before you book; I will ask on your behalf.

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.
