1 layout, from 974 to 1,472 sq ft
The table shows the current resale price band and rent band for each layout. Mid-market sits around RM540,000, the top of market reaches RM625,000 — within one layout the spread comes down to floor, facing and condition.
| Layout | Area | Bed / Bath | Resale price band | PSF | Monthly rent |
|---|---|---|---|---|---|
| Standard layout | 974-1472 sf | TBC | RM455,000 – RM625,000 | RM309–642 | RM3,250 – 3,600 |
These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM345–381 psf; this page uses RM414–457 psf. The official historical median is shown separately at the top of the page for trend.
PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.
Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

What Kondominium Tanjung Puteri actually looks like today
This page carries no stock imagery. A great deal of what circulates online is developer renderings, show units, or photographs of an entirely different project — attractive on screen, disappointing in person. I only send images whose source I have verified, each labelled as a photograph or a rendering.
The official images for this project can no longer be obtained: the developer’s website closed years ago and the web archives kept the pages but not the image files, and the management office has never published photographs. For the pictures circulating online I cannot establish the original source or the copyright holder, so I publish none of them — that would mean passing off unverified material as site photography. I am based in Johor Bahru: say the word and I will drive over this week and shoot the facade, lobby, corridors, pool, guardhouse and the interior of whatever is currently for sale, then send it to you on WhatsApp.
Lobby, lift landing, pool, gym, corridor condition, and interior shots of the units actually on the market. Each one is labelled as a photograph or a developer rendering — the gap between those two is where post-signing disappointment usually lives.
The developer’s official drawing for this layout — I request it for you
Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.
Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.
Rents: RM3,250 to RM3,600 a month
Whole-unit gross yield runs about 7.6%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.
Monthly rent by layout

Who rents at Kondominium Tanjung Puteri, how long units sit empty, and who will buy from you later matter more than the yield figure. I can walk you through all three against your budget and purpose.
What actually gives Kondominium Tanjung Puteri its value
The closest project to CIQ and the RTS station on the entire list, and the only genuine commuter option in this area
The project sits in Stulang Laut in the Johor Bahru city centre and is the only one of these four projects that genuinely fits the cross-border commuter logic – about 3–5 km from both CIQ and the Bukit Chagar RTS station, roughly a 10-minute drive, whereas the other three projects are all around Masai / Bandar Seri Alam, 18–25 km from CIQ. If proximity to the checkpoints is the core of your purchase decision, this is the only one of the four projects in this area that qualifies.
Freehold title, with rents in the highest tier in the area
The project is freehold. Current asking prices are about RM379–462 psf and current asking rents about RM2,700–3,000 a month, the highest of these four projects. That rental premium directly reflects real market pricing supported by genuine commuter demand – both local tenants and tenants who need to travel to and from Singapore are willing to pay more in rent for this location.
Larger unit sizes, with interior specifications described at the higher end
Built-up areas range from 974 to 1,472 sq ft, which is on the larger side among these four projects. Developer material describes interior fittings including marble flooring and solid timber cabinetry, higher-specification finishes suited to family buyers who value living space and want a home that does not need major renovation.
Adjoins an established city-centre catchment, with no need to wait for a new township to mature
Within walking distance or a short drive there is a dense cluster of malls including Danga City Mall, City Square, Plaza Pelangi and KSL City Mall, along with Sultanah Aminah hospital and several long-established schools. Compared with the Masai / Seri Alam new townships where the other three projects sit and where amenities are still being built out, the amenities here are already in place and have been established for decades in the city centre.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Commuters who travel to and from Singapore daily or frequently
Of the four projects in this area, only this one is genuinely close to CIQ and the RTS station, with a noticeably shorter commute than the projects around Masai / Seri Alam. It suits buyers who work in Singapore and need to cross daily or frequently, and rents are correspondingly supported in the highest tier in the area.
Owner-occupier families who want established city-centre amenities and do not want to wait for a new township
The surrounding malls, hospitals and schools have all been operating for decades, so there is no need to wait for amenities to be delivered progressively as with the new township projects around Masai / Seri Alam. It suits buyers who do not want to carry the uncertainty of new township development.
Rental investors
Current asking rents of about RM2,700-3,000 a month are among the highest tier in the area, reflecting genuine support from commuter demand. However, listing volume is very low, so if you need to exit quickly after buying you may face a liquidity problem; this suits investors whose main objective is to hold for rental income.
Not suitable: conservative buyers who require high transparency on developer and title information
This project has the lowest transparency of the four on basic information such as total units, total storeys and developer name, and its name is easily confused with the "Tanjung Puteri Resort" series. If you expect every piece of information in the buying process to be visible at a glance on official websites, this project will cost you noticeably more time in additional verification.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠The project name is very close to the "Tanjung Puteri Resort" series, making it easy to buy or research the wrong property
The same Bandar Seri Alam / Tanjung Puteri belt contains several projects with highly similar but entirely different names, for example "Alysia @ Tanjung Puteri Resort" and "Apartment Tanjung Puteri Resort", which are easily confused with this project, "Kondominium Tanjung Puteri", in both Chinese and English. The official PropertyGuru page for this project also fails to give a clear, verifiable developer name. The practical impact on you as a buyer: if you confuse the project name when viewing, when signing a booking form, or even when signing the sale and purchase agreement, at best you waste time re-verifying, and at worst you may sign title documents that do not match what you expected.
⚠The PropertyGuru user rating is 3.3/5, with facilities and common areas the lowest-scoring items
The project has three user reviews on PropertyGuru with an overall score of 3.3/5. Within the sub-scores, "Condo Facilities" scores 2.7 and "Common Areas" 2.8, the two lowest of the six categories and clearly below "Transport Links" (3.7) and "Management" (3.7). This combination of a high location score with low facilities and common area scores usually points to ageing facilities or inadequate upkeep, which has a real effect on both long-term living experience and your bargaining position at resale.
⚠Low transparency on basic information – total units, total storeys and developer name are all missing
During verification, the total unit count, number of storeys and precise developer name for this project were mostly listed as "N/A" or left vague on the main property portals; all that is known is that it comprises several blocks ranging from 6 to 12 storeys. With transparency this low, banks may be conservative in their loan valuations because of insufficient comparables and project data, and your own pre-purchase due diligence is considerably harder than for a project with complete information.
⚠Very few subsale listings, with liquidity clearly weaker than the large developments in the same area
At the time of checking, the project had only 4 units for sale and 1 for rent listed on PropertyGuru, far fewer than large developments in the same area such as R&F Princess Cove and Setia, which routinely carry hundreds of listings. A small listing sample means you have limited recent transaction evidence to reference when negotiating and price discovery is inefficient; when you come to resell, the pool of potential buyers is equally limited, and if you need to liquidate quickly the bargaining power will sit clearly with the buyer.
What else is there around Permas Jaya / Masai / Seri Alam?
Within one area, big price gaps usually have reasons: tenure, age, density, management. Compare across first, then decide which to look at closely.

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.
| Item | Basis | On RM1,000,000 |
|---|---|---|
| Purchase price | — | RM1,000,000 |
| Stamp duty (foreigner, 8%) | From 1 Jan 2026 | RM80,000 |
| Johor consent levy (3%) | Minimum RM30,000 | RM30,000 |
| Legal fees & disbursements (~1%) | — | ≈ RM10,000 |
| Total on top | — | ≈ RM120,000(12%) |
Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. Kondominium Tanjung Puteri is Freehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. I can check the title category for this project first.
The 13 questions buyers ask me most
How much does Kondominium Tanjung Puteri cost on the resale market?
As at September 2026, Kondominium Tanjung Puteri resale listings run RM455,000 to RM625,000, with a mid-market level around RM540,000 and transacted PSF of RM414–457. By layout: Standard layout (974-1472 sf) RM455,000–RM625,000. Within one layout the spread comes from floor, facing and condition — WhatsApp me for the live list.
What are rents and yields at Kondominium Tanjung Puteri?
Whole-unit rents run RM3,250 – RM3,600 a month. That is a gross yield of about 7.6% — gross, so after maintenance, assessment, quit rent, insurance and vacancy, net yield is typically 0.8–1.2 points lower.
Is Kondominium Tanjung Puteri freehold, and can foreigners buy?
Kondominium Tanjung Puteri is Freehold. Foreigners may buy subject to Johor’s minimum purchase price for foreign buyers. Residential title and commercial title (serviced apartment / SOHO) fall under different rules — have your lawyer confirm which applies before booking. From 2026 foreign-buyer stamp duty is 8%, plus Johor’s 3% consent levy (minimum RM30,000).
When was Kondominium Tanjung Puteri completed and who built it?
The exact completion year of Kondominium Tanjung Puteri is not on public record: there is no KPKT TEDUH registration for this project, and iProperty, StarProperty, brickz.my and iRumah all omit the completion year, so this page leaves the year blank; the unit sizes and transacted PSF point to long-occupied resale stock. The scheme comprises several blocks, 6–12 storeys (source: StarProperty, a single source not yet corroborated; StarProperty says only “several blocks” and gives no block count) and — units (the block and unit counts are left blank because the KPKT TEDUH register holds no record of this scheme at all: TEDUH only covers developments registered from roughly 2000 onwards, and older projects are simply not in the database, so there is no official figure to quote for those and nothing here is guessed. Note also that this project sits in Stulang Laut and is a different development from R&F Tanjung Puteri on the Johor Bahru city waterfront and from Tanjung Puteri Resort in Pasir Gudang; the three are easily confused online). Developer: not on public record. (the Tanjung Puteri Resort series involved Scudai Development Sdn Bhd / Keck Seng (M) Berhad, but the exact developer of this project could not be verified; do not confuse it with the Tanjung Puteri Resort series)
How is transport at Kondominium Tanjung Puteri, and how far is the checkpoint?
about 3–5 km, roughly a 10-minute drive (the closest in this district); about 3–5 km, roughly a 10-minute drive (the closest project to CIQ in this district); Close to the city centre; no direct expressway link, but reachable via city roads
What layouts does Kondominium Tanjung Puteri have?
1 layout: Standard layout 974-1472 sf (TBC). Areas run 974 to 1,472 sq ft. I can supply the developer’s official floor plans — WhatsApp me the layout you want to see.
What is the maintenance fee at Kondominium Tanjung Puteri, and what facilities are there?
This project does not publish its maintenance fee. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31). By age, projects completed before 2012 mostly fall in RM0.15–0.31 (typical RM0.25) and those completed from 2013 onward in RM0.27–0.40 (typical RM0.34); but the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. This project has no public completion year on record, so only the general range applies. Applied to this page’s 974–1,472 sq ft layouts, that works out to roughly RM215 – RM620 a month; this is an estimate, not a billed amount. One single source: two July–August 2026 listings for the same 1,313 sq ft unit only write RM3xx, i.e. RM300–399 a month or about RM0.23–0.30 psf, with no exact figure, so it remains unverified. Ask the management office for the latest fee notice and the audited accounts. Facilities include: Badminton hall, Gymnasium, Lounge, Multipurpose hall, Childcare facilities, Man-made lake landscape, 24-hour security.
Who is Kondominium Tanjung Puteri suitable for?
Workers who need to be very close to CIQ and RTS for commuting to Singapore; Owner-occupier and rental buyers who value city-centre amenities (a dense cluster of large malls and hospitals)
What are the risks of buying at Kondominium Tanjung Puteri?
The name is easily confused with the Tanjung Puteri Resort series and developer information is opaque; verify the specific title documents and the developer’s credentials before purchase; Average user reviews (PropertyGuru rating 3.3/5, with ordinary scores for management and common facilities)
What malls, schools and hospitals are near Kondominium Tanjung Puteri?
Malls: Danga City Mall, City Square, Plaza Pelangi, KSL City Mall. Schools: Sultan Abu Bakar English College, Sultan Ibrahim Girls School, Sekolah Seni Johor Bahru, Johor International School. Hospitals: Sultanah Aminah General Hospital, KPJ Specialist Hospital, Tun Aminah General Hospital.
Are Kondominium Tanjung Puteri and Tanjung Puteri Resort the same project?
No, but the two names are very easily confused. The "Tanjung Puteri Resort" series includes several different projects such as "Alysia @ Tanjung Puteri Resort" and "Apartment Tanjung Puteri Resort", which are entirely separate title and building entities from this project, "Kondominium Tanjung Puteri"; they are simply close together geographically and similarly named. Before viewing or signing any document, check the formal project name and street address on the title word by word, and do not rely on the agent's verbal description or the advertised name. This is the most common trap for buyers of this project.
The PropertyGuru rating here is only 3.3 – does that mean management is poor?
The 3.3/5 score is based on only three user reviews currently available, so the sample is not large, but the sub-scores do carry some signal: "Condo Facilities" at 2.7 and "Common Areas" at 2.8 are the two lowest of the six categories, while "Transport Links" and "Management" both score 3.7. That suggests the location and day-to-day management are reasonably regarded, but the upkeep of common facilities such as the pool and gym may fall short. Walk those facilities in person when viewing and judge for yourself whether the state of maintenance is acceptable, rather than drawing a conclusion from the rating figure alone.
Why are rents here so much higher than at the other three projects?
The core reason is location. This project is only about 3-5 km from both CIQ and the Bukit Chagar RTS station, roughly a 10-minute drive, whereas the other three projects (WaterEdge, Midas, Amber Height) are all around Masai / Bandar Seri Alam, 18-25 km from CIQ and requiring a drive along the Pasir Gudang Highway or the EDL, with a noticeably longer commute. Tenants – particularly the commuter segment travelling to and from Singapore – are willing to pay higher rent for the commuting time saved, and that premium is reflected directly in asking rent levels.
