5 things that actually separate Desa Chemor Impian 2 from other Chemor launches
Not a feature list. These are the points I would put to you across a table, including the ones that cut the other way.
Single-storey, which is getting scarce
All 76 units are single-storey: no stairs, which suits older buyers, young families and anyone thinking about ageing in place. The trade-off is space — the house is drawn 20′ x 40′, about 800 sq ft, with 3 bedrooms and 2 bathrooms.
Two-car porch on every unit
The developer’s summary says every house can park 2 cars. On the cluster terraces the porch is drawn about 30 ft deep; on the standard terraces about 20 ft, with the 2 cars side by side on the plan.
Cluster lots are 10 ft deeper
The 15 cluster terraces sit on 20′ x 80′ lots (148.6 m² standard, up to 212.3 m²), against 20′ x 70′ for the 61 terraces. Same 800 sq ft house; the extra depth goes to the porch.
Phase 1 is already built
Phase 1 next door (71 units per PropertyGuru’s project record) is listed as completed in 2025. You can walk the finished streets and look at the developer’s workmanship before you commit.
Leasehold, with different expiry dates
Every title is 99-year leasehold, but the 9 units on PT 284728–284735 and PT 284741 expire in 2122, two years earlier than the other 67 (2124). A small difference, but check which title your lot sits on.

Everything below comes from the specification and statutory particulars printed on the developer’s flyer and from the lot site plan. I have kept the developer’s wording where it matters.
The house, by what is specified
No shared facilities, guardhouse or security tiers are published (the summary lists security as nil). The site plan shows two open spaces (Kawasan Lapang) at the edge of the scheme. What is specified is the house itself.

Single-storey terrace — 20′ x 70′ land (about 1,400 sq ft), 3 bedrooms
61 units. From the gate: a car porch drawn for 2 cars, then living room, dining area and kitchen in a line, with the master bedroom and bathroom 1 on one side and bedrooms 2 and 3 plus bathroom 2 toward the back, and a 10 ft rear yard. Corner units get a side patio and much larger land — the site plan shows corner plots of 361.0 m² to 394.5 m² (about 3,890 to 4,250 sq ft) at plots 1, 48 and 49.

15 units (plots 1A to 15A) along the southern edge. The house is the same size but set behind a deeper porch drawn about 30 ft deep. The row is splayed, so lots vary from 139.3 m² to 212.3 m² (about 1,500 to 2,290 sq ft) — the end units get the most land.

Phase 2 extends the existing Desa Chemor Impian estate (Jalan Chemor Impian 1) in the Kuala Kuang area, between Chemor town and Klebang, west of Jalan Kuala Kangsar. The developer’s sketch map lists Econsave Chemor, Desa Chemor Megah, SJK(C) Poi Lam and Econsave Klebang around it. Distances below are my rough road-distance estimates.

Malaysian law requires every housing advertisement to print these particulars. I have copied them from the statutory block on the developer’s flyer, read at high resolution. The flyer states the development and advertisement details can be checked on the KPKT TEDUH portal (teduh.kpkt.gov.my).

Developer’s licence no. 14551/02-2031/0586(R), validity printed as 18/02/2026 – 17/02/2031 (a renewal date that post-dates the permit; ask for the licence in force when you book). Land encumbrance: none (“Tiada”). Restriction in interest: the land may only be transferred or leased with the written consent of the State Authority. The advertisement states it was approved by Jabatan Perumahan Negara. The statutory block also refers to Bumiputera lots; the lot list is not published.
Statutory selling price band as printed in the advertisement particulars: single-storey terrace (61 units) Min RM313,500 – Max RM378,000; single-storey cluster terrace (15 units) Min RM331,550 – Max RM383,000. This is the band the law requires the developer to print. It is not a current price list or an offer.
Foreign buyers: what applies in Perak
Foreigners may buy residential property in Perak only above the state’s minimum price threshold, set by state policy (generally RM1,000,000), and with state consent. The statutory price band here sits well below that, so in practice this is a scheme for Malaysian buyers. Confirm the current figure before you proceed.

Start with the fact you can check yourself. The developer (Pemaju) printed on the flyer is Cita Hidup Sdn. Bhd. (Co. No. 200401001476 / 639979-H), with project management by Liew Yin Yin Group Berhad (Co. No. 198301016853 / 112262-A), both at No. 136, Jalan Tambun, 31400 Ipoh, Perak. PropertyGuru’s project record also describes Cita Hidup as a Liew Yin Yin group subsidiary.
Liew Yin Yin Group (LYY) is an Ipoh group whose company profile says it was established in 1978, with interests in property, construction (a CIDB G7 contractor), hospitality and other businesses. In 2025 its unit Liew Yin Yin Land entered a joint venture with Exsim Group for a serviced-apartment project on 1.291 acres in Ipoh city centre (EdgeProp).
Closest to home: Desa Chemor Impian Phase 1 (71 single-storey units, completed 2025 per PropertyGuru) sits right next to this phase. That is the most useful due-diligence visit you can make — look at the finished houses, the drains and the roads before you book in Phase 2.

Is there a maintenance fee?
No. The developer’s summary lists maintenance fee and sinking fund as nil and security as nil: it is an open, non-gated estate. You pay quit rent and MBI assessment like any landed house.
Where exactly is it?
Next to Desa Chemor Impian Phase 1 (Jalan Chemor Impian 1, 31200 Chemor), near Kampung Baru Kuala Kuang, between Chemor town and Klebang. SJK(C) Poi Lam is roughly 1–2 km away and Sentral Mall Klebang roughly 4–5 km by road — my estimates, as the developer publishes no distance table.
How much can I borrow?
Malaysian residents can generally get up to 90% financing on their first two residential properties, subject to income and credit checks. The developer’s summary lists Maybank, RHB, Public Bank and LPPSA (for civil servants) as financing options, but you can use any bank.
Can I see a finished house?
There is no show house for Phase 2, according to the developer’s summary. Phase 1 next door is completed, so you can see the same developer’s finished houses; ask me to arrange a look at a Phase 1 unit.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
