5 things that actually separate Metro Gardens from other Batu Gajah terraces
Not a feature list. What the record shows, and what it does not.
Finished early, on the government’s record
The register records Siap Dengan CCC: CCC on 28 April 2026 and vacant possession on 4 May 2026, against a delivery date of 20 August 2026 under the first SPA (20 August 2024). That is about three and a half months early — uncommon, and worth noting about the builder.
A big double-storey: 5 bedrooms on the register
The register enters 5 bedrooms and 4 bathrooms and 188–206 sq m (about 2,024–2,217 sq ft). The floor plans show four bedrooms upstairs (the master with its own bathroom) and a guest room with a bathroom beside it on the ground floor — useful for a parent. The advert’s headline counts 4 bedrooms and 3 bathrooms, leaving out the guest room and the ground-floor bathroom.
Wet and dry kitchen, and side terraces
The ground floor has a separate wet kitchen (Dapur Basah) behind the dry kitchen, open living and dining, and a car porch for two cars on the plan. Corner units add a side terrace (Teres) on both floors.
Between Batu Gajah and Lahat, not in Ipoh
The estate sits off Persiaran BG Perdana 1, on the Pusing–Lahat side of Batu Gajah, about 2 km in a straight line from Batu Gajah Sentral at the edge of town. Ipoh’s AEON and Tesco sit at the far end of Jalan Perindustrian Pengkalan on the developer’s map. It suits buyers working around Batu Gajah, Pusing, Lahat or the Pengkalan industrial area.
The advertising permit has lapsed
Permit 9495-13/06-2026/0484(N)-(L) ran from 4 June 2024 to 3 June 2026 and the register shows no renewal. For a completed estate that is common, but a developer may advertise and sell new houses only under a valid permit — so if you are offered a house “from the developer”, ask for the current permit; otherwise you are buying from an owner.

The plan covers both Metro Maya phases; it does not mark which rows belong to the 60 houses here.

Ground floor (pictured): car porch for two cars (Tempat Letak Kereta), living (Ruang Tamu) and dining (Ruang Makan) in one run, the staircase, a dry kitchen (Dapur Kering) and a separate wet kitchen (Dapur Basah) at the back, and a guest room (Bilik Tetamu) with a bathroom beside it. First floor (in the gallery): the master bedroom (Bilik Utama) at the front with its own bathroom and a small front terrace, bedrooms 1, 2 and 3, a family area (Ruang Atas) at the stair head, and two more bathrooms. The corner unit drawn on the plan adds a side terrace on both floors. The house is 46′ deep on the dimension lines, behind a 24′ porch.

Taman Metro Maya is on the north-east side of Batu Gajah, in Kinta district, reached from Persiaran BG Perdana 1 and Laluan BG Perdana 2 in Batu Gajah Perdana. The developer’s map places it between Pusing to the north-west, Lahat to the east and the Pengkalan industrial area to the south-east, with the Ipoh–Lumut Highway and Jalan Lahat to the north.

What the permitted price band tells you
The permitted band is RM450,000 to RM638,000 for all 60 double-storey terraces (about 2,024–2,217 sq ft). The bottom of the band is an intermediate house; the top is in practice an end or corner unit with more land and the larger built-up. The brochure prints the same minimum and maximum. The current price list is a separate document: ask for it by name, with the lot number.
Completed: CCC issued 28 April 2026
The register records 100% built and Siap Dengan CCC: CCC 28 April 2026, vacant possession 4 May 2026, against 20 August 2026 under the first SPA — delivered early. The percentage is the developer’s own progress return to the ministry (the statutory 7(f) report).
The advertising permit lapsed on 3 June 2026 and the register shows no renewal. A housing developer may advertise and sell only under a valid permit, so a house offered today is either an owner’s sub-sale or needs a renewed permit — ask which. Status vocabulary is fixed: Belum Mula, Lancar, Lewat, Sakit, Siap Dengan CCC / CFO, Permit Telah Dibatalkan. This entry sits in Siap Dengan CCC.
Foreign buyers: what Perak allows
Only for some units, and only direct from the developer. The land is leasehold and Batu Gajah falls in Zone 2, where the minimum for a landed home is RM500,000; the permitted band, RM450,000 to RM638,000, straddles that line, so only the dearer houses could qualify. With the estate completed and the permit lapsed, most houses will change hands as sub-sales, which foreigners may not buy, and the Bumiputera lots are excluded.
Perak’s rules for foreign buyers, as summarised in the Malaysian Bar’s Circular 444/2024 (state table as at October 2024): since September 2023 non-citizens and foreign companies may not acquire freehold property in Perak. On leasehold land a home must be bought direct from the developer — residential sub-sales to foreigners are not permitted. Minimum prices: Zone 1 (Ipoh) RM700,000 landed / RM500,000 strata; Zone 2 (Manjung, Taiping, Teluk Intan, Tanjong Malim, Kampar, Batu Gajah, Kuala Kangsar) RM500,000 landed / RM350,000 strata; Zone 3 (Kerian, Perak Tengah, Tapah, Pengkalan Hulu, Gerik, Lenggong, Selama) RM300,000 landed / RM350,000 strata. Commercial property needs at least RM1,000,000 (Zone 1–2) or RM800,000 (Zone 3). State Authority consent is always required, and Bumiputera-quota lots are not open to foreign buyers. These rules change: confirm the current position in writing with a Perak conveyancing lawyer before you pay anything.

Start with the fact you can check yourself. The developer is P.K Lee Sdn. Bhd. (501735-W), 李興發展有限公司, of 108 Jalan Theatre, 30300 Ipoh, as printed on its brochure. On the government housing register it is licensed developer no. 9495; the brochure prints licence 9495/11-2026/1274 (to 16 November 2026) and the register already carries its renewal, 9495/11-2031/0402(A), valid 17 November 2026 to 16 November 2031.
Its own website (pklee.com.my) describes an Ipoh group with property, construction, education, forestry, quarry and hotel divisions. Its record at this estate is on the register: Taman Metro Maya entry 9495-10 (88 double-storey terraces, CCC October 2024) and this entry, 9495-13 (60 houses, CCC April 2026, ahead of the SPA date).
My view: two completed phases in a row, the second delivered early, is a better record than most small Perak developers can show. It says nothing about any individual house — inspect it and check the title.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
