A township with eight finished phases behind it
The register holds ten Taman Impiana entries with 503 units. Eight are completed with CCC, from Phase 1 in August 2020 to the Phase 7A semi-Ds in August 2025. You can walk the finished streets of Phases 1, 2A, 3A–3C and 4A before you buy into 2B or 4B.
Both selling phases are on schedule
Phase 2B is 96.75% built against vacant possession due 8 November 2026; Phase 4B is 54.72% built against 15 December 2027. The register labels both Lancar — no adverse flag. Phase 4A was handed over in October 2024, five months before its SPA deadline.
Single-storey, on 22-foot lots
Every house in 2B and 4B is a single-storey terrace with 3 bedrooms and 2 bathrooms on a 22′-wide lot (65′ deep in 2B, 70′ in 4B). 2B is about 1,249 sq ft; 4B runs 1,292–1,496 sq ft on the register and adds a utility room.
Entry prices that sit low for Perak
The permits allow RM233,200 – RM365,200 in 2B and RM255,000 – RM363,000 in 4B. The filed advertisements say priority goes to first-time buyers. Corner lots sit at the top of each band.
Bidor is a small town — know your commute
The township is about 8–9 km by road south of Bidor town and about the same north of Sungkai; Tapah is about 19 km, Ipoh about 74 km and Kuala Lumpur about 137 km. It suits families already working in Bidor, Sungkai or Tapah, or buyers who want a low-cost base on the PLUS corridor.

On the register this entry carries the status Permit Telah Dibatalkan (permit cancelled), with a permit band of RM536,860 – RM866,860. Ask the developer how any remaining shop would be sold.

The township lies on Jalan Sungkai, the old trunk road between Bidor and Sungkai, in Batang Padang district. The developer’s location plan shows Bidor town, its bus station, police and fire stations to the north, the Bidor Industrial Park and Kampung Baharu Pekan Pasir nearby, and the Sungai Klah hot-spring park and FELDA Residences towards Sungkai, with the PLUS Bidor and Sungkai toll plazas on either side.

On the government housing register this township is entered as Taman Impiana Bidor under ten project codes, all licensed to Farlim Group (Malaysia) Berhad (1136). What the permitted price band tells you
The two selling phases are permitted at RM233,200 to RM365,200 (Phase 2B) and RM255,000 to RM363,000 (Phase 4B). Both are single-storey terraces with 3 bedrooms and 2 bathrooms; 2B is about 1,249 sq ft on lots from 22′ x 65′, 4B about 1,292–1,496 sq ft on 22′ x 70′. For comparison, the completed phases were permitted at RM255,960 – RM356,138 (4A terraces), RM478,800 – RM591,100 (7A semi-Ds) and RM536,860 – RM866,860 (5A shophouses). The Phase 4B advertisement on file prints a range that differs from the register entry; I quote the register, which is the ministry’s own record. The current price list is a separate document — ask for it by name, with the lot number.

The percentages are the developer’s own progress returns to the ministry (the statutory 7(f) report). Phase 2B is close to finished and due under the SPA on 8 November 2026; the developer’s website said in September 2026 that its CCC was pending. Phase 5A’s label means the advertising permit was cancelled, not the buildings: the shophouses stand completed with CCC. Note today’s reading and re-check before each progress payment your bank releases. Status vocabulary is fixed: Belum Mula, Lancar, Lewat, Sakit, Siap Dengan CCC / CFO, Permit Telah Dibatalkan. Phases 2B and 4B sit in Lancar — no adverse flag.
Foreign buyers: what Perak allows
Only for some units. The land is leasehold, so a foreigner may buy direct from the developer. Bidor is in Batang Padang district, which falls under Zone 3 (Tapah) — confirm the zone with a lawyer. The Zone 3 minimum for a landed home is RM300,000; the permitted bands run RM233,200 – RM365,200 (2B) and RM255,000 – RM363,000 (4B), so only the upper part of each band clears it, and Bumiputera-quota lots are excluded.
Perak’s rules for foreign buyers, as summarised in the Malaysian Bar’s Circular 444/2024 (state table as at October 2024): since September 2023 non-citizens and foreign companies may not acquire freehold property in Perak. On leasehold land a home must be bought direct from the developer — residential sub-sales to foreigners are not permitted. Minimum prices: Zone 1 (Ipoh) RM700,000 landed / RM500,000 strata; Zone 2 (Manjung, Taiping, Teluk Intan, Tanjong Malim, Kampar, Batu Gajah, Kuala Kangsar) RM500,000 landed / RM350,000 strata; Zone 3 (Kerian, Perak Tengah, Tapah, Pengkalan Hulu, Gerik, Lenggong, Selama) RM300,000 landed / RM350,000 strata. Commercial property needs at least RM1,000,000 (Zone 1–2) or RM800,000 (Zone 3). State Authority consent is always required, and Bumiputera-quota lots are not open to foreign buyers. These rules change: confirm the current position in writing with a Perak conveyancing lawyer before you pay anything.

Farlim is a Bursa Malaysia-listed developer (Chinese brand 發林集團) incorporated in 1982, best known for Bandar Baru Ayer Itam in Penang and Taman Sri Subang in Petaling Jaya. Taman Impiana is its only township in Perak on its website. The record here is steady: eight phases completed with CCC since 2020, Phase 4A handed over five months ahead of its SPA deadline, and both live phases on schedule on 8 October 2026.
One loose end to ask about: the Phase 5A shophouse entry carries the status Permit Telah Dibatalkan (permit cancelled) although the shophouses were completed with CCC in October 2021. If you are offered one of those shops, ask the developer how the sale will be documented.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
