5 things that actually separate Intan Grove from other Teluk Intan houses
Not a feature list. The appeal, and the paperwork questions that come with a 4-house scheme.
Semi-D space on two and a half floors
Each house has four bedrooms, a study room and four bathrooms: bedroom 2 with its own bathroom on the ground floor, the master bedroom with balcony and bedroom 3 on the first floor, and bedroom 4 with the study and a third bathroom on the half floor above.
A wide plot for Teluk Intan
The plans dimension a 25′-wide house on a 35′-wide plot, with a 10′ side strip and a 29′5″-deep car porch for two cars. Built-up and land area are not printed — ask for the area schedule.
Freehold, individual title
The agency summary records freehold land with individual titles. That is good for resale and refinancing; it also means foreigners cannot buy (Perak bars foreigners from freehold since September 2023).
Close to the hospital and the town’s shops
The developer’s map draws the site inside a 1 km ring with 99 Speedmart, 7-Eleven and TF Value-Mart, and Hospital Teluk Intan and UiTM within 2 km. By road the hospital is about 2 km and the Leaning Tower in the old town about 3.6 km.
No register entry, no permit printed
There is no housing-register entry and no statutory permit block on the flyer. With only 4 houses, the scheme may sit below the Housing Development Act’s threshold of more than four units — which would also mean the Act’s buyer protections may not apply. Have your own lawyer read the SPA.

Taman Sri Manggis is on the eastern side of Teluk Intan, the Hilir Perak district town. The developer’s map places the site just north of Jalan Laksamana, off Jalan Teluk Intan, with the Jalan Teluk Intan–Bidor road to the south carrying the hospital, UiTM, hotels and Lotus’s.

No entry on the government housing register — Intan Grove
Malaysian law requires every housing advertisement to print the developer’s licence and advertising permit. The Intan Grove flyer prints neither, and I found no register entry. Here is what is and is not on the record.

No company number, developer’s licence, advertising permit, building-plan reference, land encumbrance or restriction in interest is printed.
Why there is no housing-register entry
I searched the government housing register (teduh.kpkt.gov.my) on 8 October 2026 under Global Infinity Development Sdn. Bhd. and by the names Intan Grove, Sri Manggis and Teluk Intan. The developer’s only entry is a completed 2019 scheme in Kinta district, not this one; the two Taman Sri Manggis entries are older schemes by other developers. So there is no advertising permit, price band or progress record to quote. One likely reason: the Housing Development (Control and Licensing) Act 1966 covers the development of more than four units of housing accommodation, and this scheme has four. If that is why, the Act’s protections — the standard Schedule G sale and purchase agreement, the Housing Development Account and the ministry’s progress record — may not apply. Ask the developer for the land title, the approved building plan and its Majlis Perbandaran Teluk Intan approval, and have your own lawyer read the SPA before you pay anything.
Foreign buyers: what Perak allows
No. Intan Grove is freehold, and Perak has not allowed foreigners to buy freehold property since September 2023, whatever the price. Teluk Intan is in Zone 2 — but the zone does not matter for freehold land.
Perak’s rules for foreign buyers, as summarised in the Malaysian Bar’s Circular 444/2024 (state table as at October 2024): since September 2023 non-citizens and foreign companies may not acquire freehold property in Perak. On leasehold land a home must be bought direct from the developer — residential sub-sales to foreigners are not permitted. Minimum prices: Zone 1 (Ipoh) RM700,000 landed / RM500,000 strata; Zone 2 (Manjung, Taiping, Teluk Intan, Tanjong Malim, Kampar, Batu Gajah, Kuala Kangsar) RM500,000 landed / RM350,000 strata; Zone 3 (Kerian, Perak Tengah, Tapah, Pengkalan Hulu, Gerik, Lenggong, Selama) RM300,000 landed / RM350,000 strata. Commercial property needs at least RM1,000,000 (Zone 1–2) or RM800,000 (Zone 3). State Authority consent is always required, and Bumiputera-quota lots are not open to foreign buyers. These rules change: confirm the current position in writing with a Perak conveyancing lawyer before you pay anything.

Start with the fact you can check yourself. The flyer names Global Infinity Development Sdn. Bhd., of No. 12A, Jalan Lapangan Siber 10, Bandar Siber, 31350 Ipoh, Perak. It prints no company number and no developer’s licence.
On the government housing register, a company of that name holds one entry: a completed 2019 scheme, Taman Pelangi, in Kinta district — which suggests a licensed developer with at least one finished project in Perak, but not one I could confirm is the same company. I found no website, news coverage or portal listing for Intan Grove.
Before booking, ask for the company’s registration number, the land title in its name (or the landowner’s agreement with it), and the building-plan approval. With a four-house scheme those three documents do the work that a register entry would normally do.
