Bayu Puteri 2 in 30 seconds

Bayu Puteri 2 is a leasehold condominium in Taman Bayu Puteri, Johor Bahru, Malaysia, developed by Iskandar Waterfront City Bhd (formerly Tebrau Teguh Berhad) and completed in 2007. It comprises 6 block(s), 14 storeys and 454 units. Address: Jalan Bayu Puteri 1/2, Taman Bayu Puteri, 80150 Johor Bahru, Johor.

1 layout types (areas not yet verified). As at September 2026, resale listings range RM260,000 – RM610,000, with a mid-market level around RM435,000; transacted PSF sits at RM290–530 psf. Whole-unit rents are RM1,550 – RM2,300 a month, a gross yield of 5.3% – 5.7%. Maintenance: not published by this project. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed before 2012 mostly sit at RM0.15–0.31 (typical RM0.25). This page’s layout areas are not yet verified, so no monthly figure is estimated. A single Mudah listing dated 4 August 2026 quotes RM135 a month on a 904 sq ft unit, stated in the listing as “Maintenance fee + Sinking Fund” (about RM0.15 psf) — one source only, so treat it as unverified. Ask the management office for the latest fee notice and the audited accounts.

Transport position: about 6-8 km, roughly 10-15 minutes by car (estimated)

Official median transacted price (historical reference): RM290,000 (320 psf), period Recent listings and transactions (iRumah data); brickz.my / NAPIC data separately shows 15 transactions from February 2025 to January 2026, source iRumah (https://irumah.co/taman-bayu-puteri/bayu-puteri-2) plus brickz.my (NAPIC data). The two sources do not agree. iRumah shows a market price of RM290,000 (most common layout 3 bedrooms / 900 sq ft, recent median RM320 psf), while the NAPIC data cited by brickz.my shows 15 transactions between February 2025 and January 2026 with a median of RM350,000 / RM387 psf and a 25th–75th percentile range of RM288,000–RM388,000. iRumah's recent listing records also show 904 sq ft units transacting at RM280,000 in January 2025 and at auction in June 2025 for only RM226,800–252,000, a considerable spread, which shows a clear gap between auction or distressed prices and normal market prices at this project. Buyers should not rely on an average from a single source, and must ask their agent for actual transaction records for the same block and same size over the past 6–12 months. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

Where these numbers come from

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM242–442 psf; this page uses RM290–530 psf. The official historical median is shown separately at the top of the page for trend.

Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

Official Floor Plans

The developer’s official drawing for this layout — I request it for you

Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.

📐
Why the plan comes before the viewing

Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.

Why This Project

What actually gives Bayu Puteri 2 its value

01
✔

A six-block community with large supply and a low total price threshold, one of the easiest projects in the area to get into

Bayu Puteri 2 consists of 6 blocks of 14 storeys each, totalling 454 units, making it the largest phase in the Taman Bayu Puteri series. The standard layout is about 900–906 sq ft with 3 bedrooms and 2 bathrooms — only the 900 figure is sourced: iProperty's project summary gives every unit a built-up area of 900 sq ft with three bedrooms and two bathrooms, while the 906 upper bound could not be verified. Current iProperty sale listings actually show 865, 900, 904, 906, 909 and 1,100 sq ft, clustering at 900–909. Treat the official floor plan or the strata title as the authority on area. Recent market prices mostly fall between RM280,000 and RM350,000. The large size means more choice among both sale and rental listings, so whether buying to live in or to invest, it is easier to find a unit matching your budget than at a smaller project.

02
✔

Adjacent to four main roads: the Inner Ring Road, Pasir Gudang Highway, Tebrau Highway and the North-South Expressway

The project sits at the meeting point of several arterial roads. Official property materials state a drive of about 5 minutes to the Johor Bahru CIQ checkpoint via the EDL (outside peak hours), and there is an established road network to and from Danga City Mall, the city centre and the Pasir Gudang industrial area, a clear locational advantage for workers commuting across districts.

03
✔

Rated as "largely considered well-maintained", a solid performer among older projects

Third-party property portals describe the project overall as "largely considered to be a well-maintained development". Facilities are limited to the basics such as a children's playground, barbecue area and mini-market, but for a condominium completed in 2007 and now close to 20 years old, management has not been flagged for any serious problems, which is worth verifying on site with current residents when you view.

04
✔

Rental yield has risen against the trend, reaching 7.35% in 2025

iRumah data shows the rental yield rising from 6.4% in 2024 to 7.35% in 2025, the strongest of the three Bayu Puteri projects, reflecting its low total price base and relatively stable rents. For investors focused on cash flow, this is numerically the most attractive of the three Bayu Puteri projects, but it still needs to be recalculated on conservative assumptions (see the risks section).

Who It Suits

Which kind of buyer are you?

Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.

1

Small to mid-size investors seeking a high rental yield

Budget RM250,000–350,000, main layout 3 bedrooms / 900 sq ft

iRumah data shows a 2025 rental yield of 7.35%, the highest of the three Bayu Puteri projects. Suited to treating this as a cash flow asset and an entry-level rental unit with a manageable total price, but note the structural issue of a relatively high maintenance fee against limited facilities. Before buying, base your decision on the net yield after deducting the maintenance fee and assessment, not the gross yield.

2

Owner-occupiers who value a road-hub location and a wide commuting range

Budget RM250,000–400,000, needing frequent travel in several directions around Johor Bahru

Adjacent to the Inner Ring Road, Pasir Gudang Highway, Tebrau Highway and the North-South Expressway, with established road access to Johor Bahru city centre, the Pasir Gudang industrial area and the Singapore checkpoint, suiting buyers whose place of work varies and who need to commute in multiple directions. What you must accept is basic facilities and a building close to 20 years old, so the experience of living here is practical rather than indulgent.

3

Buyers willing to spend time comparing prices and to pick normal transactions over auction units

Some ability to research the market and verify transaction records independently

The gap between normal and auction transactions at this project is marked (over RM60,000 for units of the same size), so buyers willing to spend time cross-checking transaction records on iRumah, brickz, court auction notices and other sources have a chance of finding units priced reasonably or even below market in the normal market. It also means the pricing work cannot be skipped, and simply referring to asking prices is a trap.

4

Not suitable for: buyers who look only at gross rental yield and do not verify the developer and the current state of the sinking fund

Investors who want passive returns and are unwilling to do due diligence

The developer's parent company being in financial restructuring, the overhaul pressure on lifts across 6 blocks, and a high maintenance fee against limited facilities compound each other, meaning this project requires buyers to actively verify the independence of the maintenance fund and the major repair schedule. If you have neither the time nor the willingness to ask the management office for the accounts and check the remaining term on the title, and commit on the strength of the 7.35% yield figure alone, you will be caught out when a special levy arrives.

Risks & Trade-offs

What I will not hide from you

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

⚠The developer's parent company Iskandar Waterfront City (IWCity) is in financial restructuring, with accumulated losses of over RM47.34 million

The project's developer, Iskandar Waterfront City Bhd (formerly Tebrau Teguh Berhad), had accumulated losses of RM47.34 million as at the end of 2024 and is carrying out a regularisation plan: issuing up to 725.4 million new shares to its major shareholder RFSB (at 37 sen per share) to set off RM268.4 million of amounts owing and interest, and planning a RM120 million capital reduction to write off accumulated losses, with the restructuring assessment period extended to 27 January 2027. This project itself was completed and handed over in 2007, and titles and owners' interests are not directly affected by the parent company's financial position, but if the management office or the sinking fund has historically been administered under an arrangement with a developer-related company, it is still advisable to check that the flow of funds is clear and independent.

✓ Ask the JMB / MC for the last two years of independently audited financial statements and confirm that the maintenance fund accounts are entirely separate from the developer and its related companies and are managed by the owners themselves, rather than still being administered opaquely by a developer-linked property management company.

⚠Close to 20 years old, and if the lift and water pump overhauls across 6 blocks fall due together, the special levy could be substantial

The project has 6 blocks of 14 storeys each, completed in 2007, so the lift and water pump systems have been running for nearly 20 years and are approaching the typical 20–25 year overhaul cycle. Refurbishing one lift in Malaysia usually costs between RM150,000 and RM300,000, and if the lifts across all 6 blocks come due for overhaul in close succession, the total special levy to be shared will be markedly higher than at a single-block project, putting greater actual cash pressure on each owner.

✓ When viewing, ask the management office directly whether the lifts in the 6 blocks were installed in separate batches (meaning overhauls can be staggered) or completed as a single batch (meaning they may all fall due together), and request the sinking fund balance and the schedule of major repairs for the next 3 years.

⚠The maintenance fee is on the high side while facilities are limited, so the fixed cost of a long hold is underestimated

Analysis on third-party property portals states plainly that the project's maintenance fee starts from RM100 a month, which is relatively high, while the facilities provided in return are few: only a children's playground, a barbecue area and a mini-market. Compared with the better-equipped Bayu Puteri 3 (which has a swimming pool and tennis court), owners here are paying a not-inconsiderable monthly fee for fewer facilities, and the real fixed cost of a long hold is easily masked by the low total price at the point of purchase.

✓ Before buying, ask the management office for the latest maintenance fee receipts and rate schedule, verify whether the rate has been increased, and include the maintenance fee, assessment and fire insurance in your long-term holding cost rather than comparing purchase prices alone.

⚠Normal transacted prices and auction prices for the same unit size can differ by more than RM100,000

Recent transactions recorded by iRumah show that for the same 904 sq ft unit, a normal sale in January 2025 transacted at RM280,000, while several auction sales between February and June that year went through at only RM218,700–252,000, a gap of over RM60,000. Frequent auction sales indicate that a certain proportion of owners in the area are being forced to sell under financial pressure, and these low auction transactions drag down the market's valuation reference for the project. If you sell in future, the bank valuation could also be held back by these low auction cases.

✓ When instructing a valuer or agent, ask explicitly for normal sale transactions and auction transactions to be listed separately. When assessing a fair market price for your own unit, use normal transactions as the primary reference and treat auction prices only as a floor-level warning.

⚠The remaining term on the leasehold title is unclear, which directly affects loan tenure and loan margin

This project is leasehold and public sources do not state the specific expiry date. Banks generally require at least 20–25 years remaining on the title at the end of the loan tenure when approving a mortgage. If the remaining term is insufficient, the loan tenure will be compressed and the monthly instalment will rise accordingly, and some banks will even reduce the loan margin (LTV), directly affecting the down payment you need to prepare.

✓ Have your lawyer query the land office for the lease grant and expiry dates as part of the title search, and before paying a deposit ask your intended bank what maximum tenure and margin it will lend on that remaining term, so you do not sign the S&P only to find the loan terms fall short of expectations.

What are rents and yields at Bayu Puteri 2?

Whole-unit rents run RM1,550 – RM2,300 a month. That is a gross yield of about 5.3% – 5.7% — gross, so after maintenance, assessment, quit rent, insurance and vacancy, net yield is typically 0.8–1.2 points lower.

Is Bayu Puteri 2 freehold, and can foreigners buy?

Bayu Puteri 2 is Leasehold. Foreigners may buy subject to Johor’s minimum purchase price for foreign buyers. Residential title and commercial title (serviced apartment / SOHO) fall under different rules — have your lawyer confirm which applies before booking. From 2026 foreign-buyer stamp duty is 8%, plus Johor’s 3% consent levy (minimum RM30,000).

When was Bayu Puteri 2 completed and who built it?

Bayu Puteri 2 was completed in 2007 and is occupied resale stock: 6 block(s), 14 storeys, 454 units. Developer: Iskandar Waterfront City Bhd (formerly Tebrau Teguh Berhad). Part of the Iskandar Waterfront Holdings group, a Main Market-listed Malaysian company and a significant participant in waterfront property development in Johor Bahru. What is the maintenance fee at Bayu Puteri 2, and what facilities are there?

This project does not publish its maintenance fee. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed before 2012 mostly fall in RM0.15–0.31 (typical RM0.25). Note that the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. This page’s layout areas are not yet verified, so no monthly figure is estimated; the above is a comparable range, not this project’s billed rate. On single sources: a Mudah listing dated 4 August 2026 quotes RM135 a month on a 904 sq ft unit and states it explicitly as “Maintenance fee + Sinking Fund” (so the reserve is included), working out to about RM0.15 per sq ft — that is the only source, with no second independent listing to confirm it, so treat it as unverified. Ask the management office for the latest fee notice and the audited accounts. Facilities include: BBQ area, Cafe, Covered parking, Jogging track, Mini market, Multipurpose hall, Children’s playground, 24-hour security, Futsal court.

Who is Bayu Puteri 2 suitable for?

Budget-conscious first-time buyers; Value-conscious tenants; Office workers who want a short commute to the city centre; Landlords seeking an established older community with steady rental demand

What are the risks of buying at Bayu Puteri 2?

Close to 20 years old, with ageing facilities; Leasehold title (not freehold; remaining term to be confirmed, though such projects are typically on 99-year leases); The low psf reflects an older property with limited appreciation potential; Little transparency on unit layouts

What malls, schools and hospitals are near Bayu Puteri 2?

The developer Iskandar Waterfront City is in financial restructuring. Will that affect a unit I have already bought?

This project was completed and handed over in 2007, and owners' titles and existing interests in their units cannot be retrospectively removed because of the parent company's current financial restructuring. What genuinely warrants attention is this: if the management office or the sinking fund has historically been administered by a developer-linked property management company, confirm whether the accounts are now entirely independent of the developer's structure. Ask the JMB / MC directly for the last two years of independently audited statements to verify.

Why do transacted prices found online vary so much for units of the same 904 sq ft size?

Because auction sales and normal sales are mixed together in the same data set. iRumah records show a normal sale in January 2025 at RM280,000, while several transactions that year marked "for auction" went through at only RM218,700–252,000. Auction prices tend to reflect the owner's financial pressure rather than true market value, so when estimating the value of your unit rely mainly on normal sale transactions, and confirm with your agent whether a given historical transaction was an auction case.

Does a scale of 6 blocks and 454 units mean management is harder and common areas more crowded?

Larger scale does mean sharper competition for lifts and parking bays at peak times, and coordinating maintenance is generally harder than at a single-block project. Third-party reviews describe the project as "largely considered well-maintained", which is positive but generic. For specifics such as lift waiting times and whether parking is sufficient, visit during the morning and evening peak and experience it yourself rather than judging by how it looks during quiet daytime hours.
