New launch and housing projects in KLCC

Ten verified developments in and around KLCC are listed here. Five are freehold, two leasehold and three have no tenure the developer will state. Where prices are published they run from RM915,515 to RM6,008,795 — but only five of the ten publish a price at all.

How close is close. KLCC is small enough that a few hundred metres changes the product. Eaton Residences is about 200 m from Conlay MRT station on the Putrajaya Line and about 1.2 km from the Twin Towers. Hugoz Suites and Phoeniz Suites sit roughly 350 to 400 m from Ampang Park MRT and about 560 to 610 m from Ampang Park LRT, on the Jalan Ampang embassy and office corridor. Divine KLCC is 400 m from Suria KLCC and the KLCC LRT station, 500 m from Persiaran KLCC MRT and 300 m from the Saloma Link footbridge. Centrix sits directly above Dang Wangi LRT. Ascott Star is a two-minute walk from KLCC LRT. Every figure above is the one the developer or the mapped coordinate gives; where two sources disagree, as they do for Victory Suites at either 280 m or 500 m to the monorail, both numbers stay on the project page.

Eligibility, briefly. Kuala Lumpur applies a flat RM1,000,000 floor to non-citizens, with consent from the Federal Territory land working committee under section 433B of the National Land Code and no state levy. Most KLCC stock clears that floor comfortably, but not all of it: Hugoz Suites publishes a band starting at RM915,515, so the smaller layouts there are below the line. Victory Suites sits on a commercial strata title, which changes the assessment rates, the utility tariff and the stamp duty treatment.

What is genuinely unknown. Phoeniz Suites and Royal Lexis publish no price, no permit particulars and no confirmed tenure; Royal Lexis publishes no distances either, so this site states none. Centrix has no tenure on record. SO/ Kuala Lumpur Residences completed in August 2025 and was reported 58% sold as at 15 September 2025 — the remaining inventory is developer stock, not a secondary market. Kuala Lumpur carried 4,181 unsold completed serviced apartments in NAPIC's 1Q2026 count, and the KLCC ring is a meaningful part of that.
